My wife and I moved into the Villas at Towngate shortly before our wedding. The next 13 months were nothing but headaches.

We decided with the Villas for a number of reasons. They had an open floor plan with a great patio, the deposit was only $250. We would receive our first month free and a $100 gift card to Bed Bath and Beyond. The original management also seem very friendly and helpful...

During our first two months, we dealt with a faulty oven that refused to heat past 330 degrees (just around Thanksgiving). We had(still have) doors that refused to stay closed and one that refused to stay open (it's wonderful getting hit by a door when you're in the closet looking for clothes).

The cheaply laminated cabinets were peeling before we stepped foot in the door. The bathroom light was wired to the loud fan so you had to have the fan on at all times if you wanted adequate light in the bathroom.

Our smoke detectors would go off for no reason.

Once January hit and our wonderful close-to-freezing temperatures (average of 35 degrees) hit, we went a week without a heater because the heater and water heater are directly related. In order to get the heat to work, you have to have your water boiling hot (not fun for gas bills or showers).

During the summer, the actic access panel started dripping water. Once maintenance came we had a small puddle in our laundry room. The shoddy construction workers installed the condensation pan improperly and stagnate water sat in our actic for months until it started overflowing.

SPEED BUMP (all BMW and sports/ricer owners READ THIS)-Soon thereafter, speed bumps were installed. The oh-so-wonderful bumps were installed at maximum heighth with very steep incline and decline making it nearly impossible to go over without certain damage to the underside of your vehicle. All requests to have the bumps reduced in height were ignored. To this day, my car scrapes on the bumps even at an angle. I would bet my suspension will see a shortened life as well.

PARKING-With the New Year also came parking assignments. The assignments were not logical, but we dealt with them. However, many of the immobile vehicles (which the lease agreement strictly prohibits) would take unassigned parking spots and park there for months (literally, we have pictures of the tires everyday for weeks on end and the cobwebs that developed because of lack of movement).

This kind of activity made it nearly impossible to park near your apartment. If you were lucky, you could get a spot within a 5 minute walk, if not, it was on the other side of the complex (great when you have early classes or are in a hurry to get to work).

All requests to have the immobile vehicles removed were met with excuse from management and empty promises.

VEHICLE WORK- Per the lease agreement, no vehicle maintenance may be made in the complex. Who was the #1 violator' None other than the maintenance supervisor himself on at least 3 occasions (and I work full time- who knows how many times he was out there greasing up the pavement').

DESCRIMINATION- Despite numerous parking and noise violations against us, never once did we receive any response to our pleas for action.

On many occasions our neighbors would have extremely loud parties till 1 or 2 in the morning- No Action.

Our parking space was parked in by other visitors-No Action.

Immobile vehicles were parked for months-No Action.

The one time we parked in an unoccupied assigned parking- Immediate Action- Our car was towed away despite management having our license plate numbers and phone numbers. The bill by the tow company was almost $400 and the management just shrugged their shoulders at the situation.

During our 13 months at the Villas, we have seen 3 evictions in our building from less than scrupulous individuals, one of which was dealing DRUGS from their apartment. The occupants directly across from us have had numerous domestic violence issues. The occupants in the building across from us had 2 criminals escorted by mutiple police officers just recently.

CLEANLINESS- It took the management 11 months to clean our building (common areas). Prior to that, there was original construction dust, dirt, cob webs, hair, trash bad drippings and all sorts of other debris all over our hallways and on the stairs as well.

The manager supposedly does a weekly walk, yet vomit from a late night party stayed in it's same spot for over a month, becoming encrusted and staining the walkway.

There is also constant "droppings" from animals that are far larger than 25lbs (the weight limit on the lease agreement).

Recently, a tenant's dog also peed on the stairs...the stain is still there.

On a trip to the spa one night, we noticed an odd odor coming from the water. Upon inspection the next day, we found the water to be a medium green in color with a stench of urine emanating from it.

BAIT and SWITCH- The original lease agreement stated that tenants could have gas grill on their patios, but not wood or charcoal burning units as they posed a fire risk. Just recently, the management recinded our right to have a gas powered unit as well. So for the 50%-60% of the tenants who have and enjoy using their gas grills, they are now out of luck. No exceptions.


THE GROUNDS- The Villas features two computers with internet access as well as a printer/fax. First one of the computers had a virus and had to be disconnected, then the printer router magically also got infected. As of the last time I checked, there was one crippled computer still available on an "appointment" basis.

The gym equipment is constantly in a state of disrepair. One treadmill went for at least 2 months with a torn/misaligned belt. Another weight training machine is missing a joint pin. Two of the stair masters are unbalance/squeak. The water cooler never has cups nor water and the water fountains are also down for repairs.

No, but last night I had to call the police out because three trucks broke through the, recently repaired gates, and started causing problems inside the complex. From what I heard, there was a young girl who was threatened and the three trucks went in to fight or something. I hate to sound racist, but they were Gypsies).

AMEN! i f-ing hate those damn speed bumps. did you hear about the woman that got held up at gunpoint near building "K" a couple weeks ago??

We filed a noise complain on our upstairs neighbor. The next night someone defecated (human) on our front door. Classy neighbors.
