Don't sign anything or put down a deposit until you really look through a Villa Teresa unit and learn about **all** of the tennants.

This complex has some Section 8 tennants, although the management does not tell you about them when you are first inquiring about the complex.

Also, the management "does not know" if there are problems with lead, asbestos, or the water supply in these units. The manager in unit 14 will tell you that she uses bottled water to brush her teeth, wash vegetables, and for drinking and cooking. They will also give you a brochure on protection from lead during the contract signing, not before.

The unit I was to have had a window that would not lock and a broken window screen frame. When I asked if it could be repaired I was told that it "would be really expensive to repair" and I should get a screw-on window lock at the hardware store.

The apartment was supposed to have been cleaned, but the carpet had leaves on it and the windows were very, very dirty along the metal guides. The bathroom had cobwebs and dead spiders in the bathtub.

One hour after giving them my deposit I asked for my $500 back due to these poor conditions and the hesitancy to perform repairs. I was told I would get my deposit back by phone, but when I went to the manager's apartment she would not answer the door. Later she called and said that I would not get the $500 deposit back, although she was still receiving calls about the apartment and had promised to refund my money twice over a 10-hour period.

Avoid Villa Teresa Apartments. Spend $25 more somewhere else where the management really cares about the tennants and their health and safety. The Morgan Hill police department claims that some residents in these units are the source of some problems in the area, which is not the best to begin with. You would be better off somewhere else.

You can't account section 8 tenants for your own mistakes. Anyone in their right mind does a walk through before giving any money down and signing a contract. It seems more like you have a negative prespective towards section 8 tenants. How for sure are you that it's these specific families that are the cause of disruption? Personally I lived at these apartments myself and had no problem with the neighbors. For sure I was never worried about my safety. Regarding the managment, if the same lady is still there, "Maria" then I'll agree with you on that one. it took me a very long time to get my deposit back once I moved out. It almost seem like she wanted to keep it. She was never friendly.
