I have lived at this place for almost 3 years. I have got to the point where my patience has run out I have been forces to move out. All the negative reviews that can be read on this site are unfortunately true, to be polite. Here are some of the cons of livings here, there are no too many pros:
- In general this place is old and requires a lot of maintenance that the owner is obviously not willing to do, therefore things are let go badly.
- Bathroom fixtures are rusty.
- They don't have double pane windows and it can be very noisy.
- The paint comes off from the terrace floor and they don't fix it.
- Washer and dryer are often broken and it takes weeks to get it fixed.
- Air conditioning has been broken several times and again it takes days to get it fixed. And then it breaks again.
- The elevator in building 1 has been out of service for over two weeks right now, and there is no repair date in sight.
- They shut down the swimming pool in the middle of winter 2007 saying that it was costing too much to maintain it.
- The exercise room is a pit, which is an understatement, but I don't have a better way to describe it. It's dirty, it smells, the water in the jacuzzi is green.
- This is a funny one: there are bees, yes dead bees all over the stairwell in building one. I reported the problem several times: no answer.
- They break the law. They have been doing roof work in building 1, which is great. They also decided to doing roof work during the weekend waking up everybody at 7:30am without asking the tenants or at least let the tenants know. So I called police one Saturday and police determined that they were doing construction work without a permit, so they force the roof company to leave immediately.
- This is not their faul, however since they open a new hospital next door, the traffic has gone through the roof.
- The employees of the new management company are stupid and rude, even worse than the previous management company, which I thought was hard to beat.
- Last, the rent went up over 30% in less than 3 years for a dump like this one.
- On the bright side, the ducks in the pond are very cute :)
Let's be serious guys, don't rent here. If you really like the area there are many nice apartment complexes even next to the Americana.

interesting comment about the new management. Seriously, I would not think it is possible to beat the old management (I lived there until 2006) in terms of stupidity and arrogance. But if you say so..
Your point about elevator reminded me of a not-so-funny story. I got stuck one day in the elevator in the 'Americana'. So I pushed the button. I was relieved to hear somebody come on the line and say 'hello'. Unfortunately the person asked me which city and state I'm in. Turned out it was an operator from a call center in India.. After two hours stuck in the ele, I managed to work my way out of it myself. It was still stuck the next morning...
Seriously, if you rent in the Americana, I can't help you.
