I moved into a renovated 2 bedroom/2 bath and was pretty happy with the unit. Bedrooms were spacious, and kitchen was nice and new. If I had to only rate the units, I would give 5 stars. Unfortunately, the cockroaches, mold around every windowsill, barking unauthorized dogs over 25 lbs, and HORRIBLE management drove me away after only 5 months into my lease.

When I first moved into my first floor unit, I began to complain about a dog on the third floor who constantly barked at all hours of the day and night. The poor dog was left unattended on the balcony for hours at a time. I became especially ticked off after I was told that the tenants were being evicted in 45 days, and that the dog was unauthorized. So, for those 45 days while I paid my $100 pet rent for my 2 dogs, I had to endure nonstop barking from a dog that wasn't even supposed to be there!

The mold and bugs were another issue. I always noticed the large cockroaches (may have been water bugs) outside of my unit, especially at night when the grass was being watered. I did not, however, expect one of them to crawl out from underneath my bed one day. When I complained about the mold around the windows (I see many other reviewers complain about this) I was told to wipe it away with a cloth myself.

While I initially signed my lease with Rea (who was very friendly and attentive), she ended up transferring to another Avalon. It was having to deal with the manager, Kathleen, where my decision to break my lease occured. Instead of trying to work out problems to keep her tenants happy, she could care less about any problems addressed towards her. I was extremely turned off by her rude attitude and behavior as the building manager, so I left(having to pay 2 months rent as well as 1 months concession fee which totaled approx $6000).

While the location of Avalon is very convenient because you are only a few blocks from Caltrain and Castro, I would not recommend these apts. There is somthing to be said about good customer service and keeping your tenants happy. Apparently, Avalon Mt. View does not know about this.
