This place was awesome. lived here a year with virtually no problems. yea, they will act like your best friend to get you to sign the lease and then forget about you after that, but it cant be a bad thing. because of that, we were able to have a pet go unnoticed for the year we were there without paying the pet rent or giving the pet deposit.
Rent is high, but it is oak park. lots of grocery stores around, even within walking distance. lost of other really great things in the area (tennis courts, parks, libraries, churches, schools etc.) makes it helpful. it's quiet most of the time, except that month when they went on a rampage and chopped down most trees that gave cool shade and privacy. the people living there were all nice. you really cant hear your neighbors unless they are fighting and screaming at the top of their lungs.
The rent hikes are INSANE!! might as well be paying a mortgage. yea, you can negotiate, but they only dropped our rent by 60 dollars. Also utilities (trash, water, sewer) were too much. i paid close to 70 dollars a month for 2 people. plus you have to add electricity and gas. so add at least an extra $120 a month on top of your rent.
DONT BOTHER BREAKING YOUR BACK CLEANING AFTER YOU MOVE OUT! i spent the last 4 days of living there cleaning, scrubbing, and washing the walls, counters, windows, carpet and all surfaces. i left the place as clean, if not cleaner that it was when i moved in. they still kept $200 of my deposit.
other than that i would live there again if they dropped their rent prices.
