Madison Hills has undergone many changes since FPI Management has taken over. Our staff consists of Jennifer - manager, Gloria - Asst.manager, Robert - maintenance supv., Ken - maintenance and Daniel- maintenance. I personally guarantee that my staff will be courteous and helpful. We strive to complete all workorders within 24 hours, this includes heat & A/C inspections. We are currently working on landscape upgrades for buildings, BBQ area for residents and possible unit rehabs in 2007. Parking is assigned 1 covered and the balance is open parking. Usually plenty of parking unless we are 100% occupied. Our security through Top Security is very good as this is on-site and not a drive thru service. Top Security is available at 799-6333. The former management company, PMI, were terrible. I worked for them and I'm a former manager of Madison Hills Apts. But the REAL problem is the owner. He wouldn't invest in any improvements/maintenance and refused to even bring the office procedures up to date. I can't believe I actually had to do books for over 200 apartments by hand, and have everything balance, ledger cards up to date, and 3 day pay or quits handwritten & posted by the 3rd of each month. The owner believed in slave labor, as did PMI, and they cut corners where ever possible.
There was mold growing on many of the units, along with dry rot, and crumbling balcony joists. I was concerned for the safety of residents and got told to shut my mouth. Instead of doing the intensive repairs that were needed, they left the mold and dry rot, and painted over it to make it look less noticeable. Where it was REALLY bad, they covered the damaged material with new siding to mask the problem.
Also, the jacuzzi by the office hadn't worked for years. I always had residents complaining about this, and I wanted to have it repaired. In I got bids to get it fixed, but was chewed out because I didn't have authorization to do this. I told them they were doing false advertising because the brochures and Adds said we had 2 spas, but we knowingly had one that didn't work and lied to new tenants that it did. I was told to keep my mouth shut and keep up the lie, because the owner and PMI didn't want to put any more money into this place. I know for a fact that spa was broken for at least 5 years. Is it finally fixed??
This is just a tiny reflection of the owner's attitude. He was an old, penny-pinching tight-wad that only wanted to rack in as many profits as possible, even at the expense of tenants and personnel.

Madison Hills was bought by a new owner and they were smart and hired a new management company FPI who actually do repair things. PMI is not at all what I would call a professional property management company. I was one of those tenants who had mold growing in my bathroom and they refused to fix it. Once FPI took over my bathroom was then repaired.
