Pros:

I've lived here for 3 years and Madison Hills does have good security and is in an excellent neighborhood. The security guy does walk around the complex late at night. We have never had any issue with saftey/crime. The only reason I am hesitant to leave is because I like the Orangevale area so much. Oh and excellent water pressure. Really good maintance staff, very nice guys, they know what they are doing. Usually things get fixed right away unless there is a hold up on the office/administrative side.

Cons:

HOWEVER, I have never really felt safe here due to the condition of the windows and doors. When we moved in I told management that it looked like someone had at one time kicked the door in, because the wood door frame had practically been glued back together. The dead bolt is supposed installed so that it reaches AT LEAST 2 inches into the frame. My dead bolt only goes about 1/2 inch into the frame, one good kick and the door would break. 3 years later, the door is still in the same condition, the manager was un-concerned once we signed the lease. I also asked for a lock on our outside storage closet, I was told no one in their right mind would climb the balcony to steal my stuff. The windows are flimsy and about 20 years old. It would be a cake walk for anyone wanting to break in to these apartments.

A major complaint is the akward layout. The next apartment I move into will be more livable. The kitchen is pretty small, the living room is okay size, but JUST IMPOSSIBLE to arrange your TV and furniture. Old carpet, old kitchen, old and VERY loud dishwasher, and NO STORAGE SPACE, NO LINEN CLOSET! It has been hard to keep my apartment organized because if the lack of storage and poor layout.

If you get ants in your kitchen and you will... just buy a can of raid and take care of it yourself, it will be much more efficent.

I requested a washer/dryer (which they want to put in my kitchen pantry), my current lease for $725 per month and they want $850 to add washer/dryer!!!! Obviously the are asking the tenants to pay the ENTIRE COST OF THE WASHER/DRYER, basically forcing the tenants to buy the washer/dryer FOR MADISON HILLS.

THESE APARTMENTS ARE IN NO WAY WORTH $850 PER MONTH. You get very little for so much money. For $850 you could live in Folsom or Roseville in a nicer apartment WITH A WASHER AND DRYER!!

The apartments next to Winco on Greenback (less than a mile from Madison Hills) has one bedroom apartments (same size as MH) with full size washers and dryers and even yards for $790 per month.

The new management sucks! phone calls go unreturned and the girl that answers the phone never wants to be bothered.

after 3 years here I'm moving due to lack of good management and because clearly these apartments are becoming A HUGE RIP OFF.
