We haven't been living here too long, but I felt some things needed to be said. Especially to those individuals who are looking to move in. I am hoping to be as fair and as objective as I can. So here goes....
The Good

Overall I like my apartment layout. Some of the apartments have the layout reversed, like mine is. The view is actually quite nice. My home faces the courtyard which is nice. There are also laundry facilities on each floor of the complex. For the most part it also remains relatively quiet around the complex. However, that is just my building. There are, I believe, 4 buildings on the complex. On occasion you may get the person blasting trans music, closets closing, or your "neighborhood" band, but that's not very often at all. I like that I have the option to paint the walls if I choose. It's not something super major I know, but its nice to be allotted that control. I also like that each apartment has its own water heater and power grid. So for those of you who have the neighbors that like to take 500 hour showers, this might be a plus for you! Pet friendly is also nice. I have cats so it was definitely great. I also don't have any problems hearing dogs in the middle of the night. If there is a loud enough sound, I can hear barking, but nothing that I will lose sleep over at night. It's like having dogs in a regular neighborhood. I also like that a lot surrounds the area s far as restaurants and shopping. Down By Imperial and Kraemer there is a really large shopping center. The staff I met with has also been pretty nice. I also enjoy the neighbors I've spoken with and seen. The apartment size is pretty good as well. The wall air conditioning kind of sucks, but at least it has air conditioning at all XD The grounds keepers are also really nice.
The Bad

READ your lease. We were excited about moving in but got nervous when we got a sheet about searching local sex offenders. However, it think its a good idea for everyone to check that information on their own. They also deduct from your deposit regardless. even if you leave the apartment just how you found it, they will charge you for repainting and the like. Someone mentioned the apartment looked as if it had been repainted several times. That is exactly what they are doing. The cabinets some times stuck because of all the repainting. The walls are also thin and kind of cheaply made. You can hear that they are rather hallow when you tap them. They are very easy to dent in. As a matter of fact when we moved in there were painted over dents in the walls (things we didn't notice in the initial walkthrough). ALWAYS take pictures before you move in to note things like this. Some of the fixtures, like light switches are crooked and blatantly crooked. The garbage disposal is VERY weak. It's purpose "is not for "moderate" use" O.o;; In other words just throw your excess food in the garbage T.T Our balcony is also slanted O.o;; The bathtub was also discovered to have been resurfaced. When standing in it, it feels like it may perhaps fall in. The knobs on the doors were also worn. They didn't bother replacing them from the last family that moved out. I don't like that some of the apartments have the neighbors tree below them, growing over onto their balcony. Perhaps sit shouldn't bother me because I don't live there, but it seems rather inappropriate to deal with your neighbors tree growing over onto your balcony to clean their leaves and fight the bugs it hosts. I haven't had to much of a bug problem yet except for two spiders (one a black widow) and gnats. The parking also SUCKS if you have two cars. My boyfriends car also just recently got broken into from having to park on the streets >.> Though I haven't had any real problems with noise, I will say that you can hear people walking along the halls. The cement on the walkways and grounds is also really done in. It's not in horrible condition but there are quite a few cracks. Our balcony has all sorts of cracks. I also wasn't to happy that there weren't many carriers available. If you aren't facing the right direction for satellite, Time Warner is your ONLY option. There is AT&T but besides charging a fortune for just internet and phone, they don't have their new TV service in our area. I would also suggest checking the carriers for your apartment choices. We didn't, and if I had known I would have kept apartment hunting.
All in all, I do generally like living here, but if I could do it again, I'd think twice. I would recommend the apartment as a middle option, not as a first choice. I guess there's a reason the office staff don't stay on the property O.O;;

A fair and comprehensive review of the Villa Angelina I once lived in many years ago. Back then all of us that managed and performed maintenance lived there as well. I would expect all the negatives mentioned from an aging apartment complex and a booming population. But considering the alternatives in the area (North Orange County) I still don't think its a bad choice. Take care.

Thank you for taking the time to reply to my rating. I often find it a plus when the management stays on the premises. It speaks highly of the complex. It worried me that this particular management set stayed elsewhere, however I wanted to give it a try. I definitely understand where you are coming from with the aging apartment. However, I would think as a landlord it would be important to first ensure the safety of your complex before money? As backward as that sounds for an industrialized society. It's important I think for most tenants to feel that they are walking into a place that someone has never lived in (even though they know that to not be the case). Aging I can definitely understand, however, it seems a bit poor sighted to not replace easily removed fixtures, such as door knobs and the like. It is not that expensive to replace these items. It means a lot when a manager is willing to go that extra mile for their tenants. It seems that the little things often decide between a 2 year renter and one who leaves after the lease expires. I also understand cracking in the walkways are aging as well, but should an earth quake hit what does this compromise in cementing mean for balconies? I am sure if there were major problems, the city would cite the building, but these are definitely things that should be watched closely for future issues.
All in all, I know that the point of many managers place is to make money, but I dont think it should be reflected as obviously in the care of the actual facilities. Like I stated before, I am happy for the meantime being here. Despite the plethora of "bads" I am still a pretty happy tenant, so far. However, I also believe it is important to give others things to be aware of so that they may have the opportunity to make the best and safest decision for their families.
