This info. is providedby a tenacy of 6 years. I will be totally unbiased, provide facts for you to base an opinion.built in 1964 Units-sqre ft 4 example a 2 bdrm is approx 425 sqft or- 10 sqrft. lvngrm 10x12 bthrm7x5(incl. bthtub) ktchn6x10(incl cntrtop)bdrm 8x10, clst 6x2(1 pr room) and hall 3x7. not exact measurement but close.There are no dinning rooms or area otherwise in any of the 72 units. A 1 bdrm is roughly 50% in size. for example 309, which is currently avail & the smallest of the floor plansis approx230 sqrft not including countertop and bthtub.the 3 bdrms are just a 2 bdrm with an additional rm about 2/3 size added.there is only 1 unit w/2 bthrms which is located below ground level.A/c's are old & insuficient, heat is randomly elec.or gas. There is no patio or balc.Windows r O.E.sngle pane 1/4" glass, units have no sound insul. kitch. & bthrms r poorly ventalated. Newest tenants are reconized buy the smke alrms going off the first time they cook,buy the 2nd day alrms r usaully disabled.(72 units,1964 built, & no smke alrms-exciting aint it') 68 prkng spots, 24 cvrd(additional fee)& 44 outback, roof leaks ALOT.When it rains ALL covered parking is flooded w/min. 3" water-seriously. Pool is always dirty & is repeatedly closed by city health dep. for being unsanitary.(no exagerations as of yet) The claim of "remoldeling the units" is exagerated at best. They, in some units, not all, are replacing kitch.cab., countertops, doors, carpet, installing crown molding, & paint. No work is being done w/ bathrooms,windows,appliances,electrical,(my nieghbors have no 3 prong outlets anywhere in their apt. NOWHERE)It is the ONLY residential on Contra Costa Blvd.If you are westbound on C.C.B. you will have to make a "U" turn to enter the parkinglot. There is some parking avail on the street. Now, my opinion,the owner's a slumlord by defenition, & property manag. co. he owns. previous prop manag.co. was replaced for doing to much.Fact- On site resident manager is not avail. after buisness hrs. & not present during buisness hrs. Maint. needs are requested using an online form. It's kind of like putting a message in a bottle and throwing it into the ocean.Last maintenance guy resigned in order to persue a position in an inpatient drug rehab prog.-true. Fact- building currently has over 20 vacancy's(why don't I move'well... what's your credit score') I have first hand with my own 2 ears heard the owner instruct his workers to paint over numerous large spots of mold in the apartments, honestly. His moto "re-paint it,re-make it,but don't replace it, if you can't fix it, they don't need it." Oh-yah, the manager is currently an alcaholic beverage made w/teq. & rimmed w/salt. Margarita. However all thing's aside, I recomend living here,because no matter where you move to next, it'll be a step up. Welcome to the Ghetto of PleasantHill, there's no place like this anywhere, whch make's most people pretty happy. Hope this helps,cause it's straight up.
