I am also a Archstone Hacienda resident and I disagree with your experience. I've alwys had wonderful experiences with the ladies in the office. They remember me by name! The service guys dont speak perfect english, but they are fast and very nice.

Anonymous 6/10/09 I hate to say it but it seem like three forths of the complaints you have you had to have known when you signed your lease. Grace period for rent, paying utilites, apartment walk through, cable options, parking. What does money have to do with being loud? I had a very noisy neighbor a couple of years ago, so bad I had to keep my bedroom door closed and slept on my sofa for 3 months because of the loud rumbling and thumping of computer games being played till 3 and 4 am in his bedroom against our common wall. I complained everyday, I called security, the police, I documented every minute and the length of time the noise lasted EVERY time I heard him. The office, security and police got really sick of me but I did it anyway. I had 2 neighbors come over and confirm the loudness. (At first the office people didn't believe me) until I dragged 2 of them up to my apartment to listen. They sent him 2 or 3 notices to no avail. Finally I sent a registered 3 page itenary of the complaints I had made over the 3-4 month period to the corp. office in Colo. I had the reginal manager here. It takes alot of documenting and alot of follow up but I finally got him and his computer game playing buddies evicted. So document, document, document. Be very precise. As far as the heavy footed jurk goes, you might bring up the fact that they don't allow a pet that weighs more than 49 pounds in upper apartments because of excess noise so why would they allow people to cause that kind of noise. Have the office people come in to your apartment and listen to the walking. Good luck

I have lived in a BMR apt for a little over a year at Archstone and while it is definitely the most spacious place in town I cannot recommend it solely based on the fact that I have heard and experienced far too many genuine and proven complaints: noisy upstairs neighbors, annoying-ass sewer grates that everyone in the goddamn complex seems to run over (excluding myself), the ridiculously limited amount of time Archstone gives you to pay your rent (the 2nd of the month by 6PM), utilities (renter responsible for water, sewer and garbage-first place I have lived where the renter has been held responsible for paying water and sewer [total BS]), cheap carpet and budget (they literally made me pick which to replace-my bedroom or my living room-might have been old staff to blame for that), shoddy paint (paint in cupboards chipping and overspray on quality carpet), constant slamming doors (poor door seals that allow the door to slam shut when a window is open), zero parking for guests, limited TV options (if your apt. faces north or north-east your only TV option is the overpriced Comcast service), rent hikes when there are people moving out literally every week (yeah, that makes a s**t-ton of sense) oh, and did I mention how annoying and loud my upstairs neighbors are..? Seriously, it sounds like they are holding a f**king Double Dare Physical Challenge up there. Let me explain my loathing for them through a few select annoyances: they have groceries delivered one-two times a month which results in a very annoying dolly slamming up three flights of stairs for about 20 min straight. They drive a super nice BMW and apparently have a sports club membership since I have seen them in tennis fatigues...while we have tennis courts, basketball courts, two pools loads of exercise equipment and a nice big park in the center of the complex. And lastly my biggest frustration: the noise level. They are very, VERY heavy walkers!!! And when I spend about 80% of my week writing in front of a computer I can't tell you how distracting that can be. I have notified Archstone, but apparently nothing came of it. It may be time to file another complaint. Honestly, if you have that much money are are going to be that loud please either move the hell out and buy a house or relocate to the first floor where you won't be such a disturbance. I will admit that the new office staff (I think that there was a change a little over 6 months ago-give or take) is extremely friendly and usually recognizes me, as I don't necessarily blame them as they are just there doing what they can. Archstone is a nation-wide company full of suits. They could give a rip less about our complaints. To them its all about the profits they reap. They know that if someone moves out, someone else will move in. The Archstone office staff is just playing by the book and trying to earn a buck.
