Unbelievably bad management...

After living here for a year, here are my impressions. (Most of my complaints are toward the management team. I really don't know how they stay in business...)

THE GOOD
1) Pretty quiet neighborhood.
2) Most appliances in my apt seem to work pretty well. Other than sliding doors that broke and was never fixed. (More on that later.)
3) Pretty spacious for the price.

THE BAD
1) Office staff quite impolite. They weren't very friendly before I signed the contract, but after I signed, they pretty much ignored me. (I was going to go live in another apt complex because of their rudeness, but was offered a discount that was hard to pass up when I went back to get my deposit.)
2) They made my wife and I both sign the contract to live here and we had to spend $35 for each person's background check. I asked if we could only have my name on it and they said no. But when it came to getting keys to the mailbox and recreation room/pool area, we were told that each apt only gets 1 key... If they treat us like 2 separate tenants, then why can't we get separate keys' The keys were of course "do not duplicate" keys, so we can't even make an extra copy.
3) Because my wife was joining me a week after I moved in, the office held my contract until she signed it. Well, after she signed it, she forgot to ask for a copy and they didn't give her one. Eight months later, we realized this and went to request for a contract. They couldn't find it and had to re-print it... Here's the kicker: according to this new printout, our contract was for 14 months... (We had signed up for 12 months plus the 1st month free.) SO MAKE SURE YOU GET EVERYTHING IN WRITING WHEN/IF YOU SIGN UP!
4) We were told that we would get fairly new carpeting. No, they were definitely not "like new" and had stains in a couple of areas. They were conveniently in places where we could cover up with furniture, so it wasn't too bad, but still...
5) Don't accept e-bills from banks... Only a mail slot that you have to drop your physical check in every month. So don't think about trying to set up automatic bill paying each month. The lady at the office told me, "We're advanced, but not THAT advanced..." (Accepting e-bills is advanced') There is a late charge if you're even 1 day late with the checks which are due 1st of each month. Leading to my next complaint...
5a) Their rent managment absolutely sucks! They actually lost our first month's check. (Well, actually the 2nd month because the 1st month was free.) After a couple of weeks of not cashing the check, we were in the process of switching banks and so we checked with the office to see if they will cash the check soon so we don't get hit with a bounced check fee. They told us that they haven't gotten around to cashing the check yet, but they had it and will cash it soon. A month later, it was still not cashed and meanwhile, we couldn't change banks. We called again and were told that there was no record of payment from us. After arguing that a month ago, they had our checks in their hands, we were told that we had to go to our bank (which was in another state) to cancel the check, then write Springhouse a new check or else we would be accessed a penalty fee. At least they picked up the check cancellation fee.
6) Our sliding door to the washer/dryer came off its hinges about 4 months back. We've filed 2 maintenance requests and then gave up. The doors are still leaning against the wall now.
7) During the raining season in Feb/March, our roof started leaking. There's a really big brown spot on the ceiling and that corner of the apt is quite moist from ceiling to floor. The carpet is also a little wet causing some mildew to grow. Due to work schedules, I had to call in to report this and request for maintenance. After 1 week of inactivity, I called again and was told that they show no record of me calling the first time and that I need to physically go into the office to fill out a maintenance request form. Needless to say, I couldn't do that since their office hours suck. So we've decided to move the furniture away from that corner and just ignore it. Now that it's not raining, I guess it's not really a problem anymore. We still avoid that corner of the apt, though. This need to fill out the form might explain why they don't fix my sliding door problem too.
