If you want advice on where NOT to rent in Rancho Santa Margarita then don't rent an apartment at Avalon Santa Margarita. Buildings are old and rats live in the walls and ceilings. Recently my shower broke and it took maintenance over 24 hours to respond and repair it. Rent has to be mailed or paid online via direct deposit, you cannot simply write a check and drop it off at the office. I have a family of 5 living next door to me who rent a 2 bedroom apartment. Kids screaming and running around all day on the steps. Kids also play in the streets making driving through the complex hazardous. There are much nicer places to live in Rancho Santa Margarita for the same monthly rent or less. I have been living here since 2004 and rent has increased on average of almost $100.00 per year and you are REQUIRED to have renters insurance. If you have a pet you MUST pay pet rent- $25.00 per animal per month. Thankfully we are moving out of Avalon and California this summer. This place is a dump. Shop around and you'll find much nicer apartments nearby.
