I am currently trying to break lease at this complex. I work at an apartment complex and thought that this wouldn't be too difficult given then I work with leases every day. I was wrong! It is not unusual for a complex to demand a lease breaking fee in order to break a lease in fact in the state of California a landlord does not even have to offer this option but most do so as a courtesy to their residents. However this complex demands this fee on the day that you give notice or they will not accept it. This is an unnecessary practice and makes it more difficult for lower income families to get out of a lease....still this isn't what disturbs me. In their lease they explain that if you break lease they will need the lease breaking along with your notice in order for it to be valid. It goes on to say that you will need to repay any concession giving to you for this lease but it does not state that you need to pay it on the day you give notice. I was told by one of the leasing agents there that they were not going to except my lease break with out the concession I received. When I inquired as to why she said that that was their policy. I then said that that policy is either new or she was mistaken as it is not in my lease and they can't enforce a policy that I did not agree to in my lease. She then said again that that was policy and she was not going to accept my 30 day. I then asked for the number to their attorney and I only received a corporate office number that sent me straight to voice mail. I have had a few smaller instances with this company with them enforcing "policies" they couldn't explain. I would beware of moving to this community and if you do be sure to read your lease very carefully and also receive a copy of it as well.

I completely agree with everything in this review and add that management is less than respectfull to their residents and disturbances of unsafe manner are not unusual on this property. I would leave today if I could.

Lease is a contract. You are responsible until the end of it or until apartment is re-rented whichever if first to occur. Try to return a leased vehicle prior to expiration of the lease. Not going to fly without your having to pay a big bucks. As for the lease for your apartment, if you are still there, let me know if I will take over. It would be considering a subletting, but with the management approval (and we will get one) it is going to work. There should be provision in your lease where it states the management will mitigate the damages. So if you provide them, the management, a qualified renter taking over your lease, it would be UNREASONABLE for them to refuse it. So there you have it. And for the future, don't ask the number for THEIR attorney; get your own.
