It's so bad, I've wondered if I was experiencing a conspiracy.

This is the worst apartment complex I have ever lived in.

The management is unbelievably incompetent. They don't return phone calls. They blame the residents for any problems. They take no responsibility. They don't seem to know whats going on, and I'm shocked that they've been allowed to manage anything. (Except the head of maintenance, and much of the maintenance staff, who seem entirely more intelligent and capable than the complex manager.) They keep very poor records.

I have been ticketed for parking in totally legal places. (retracted.) I have been charged for fees I already paid. I have been charged for fees I didn't owe. (all retracted upon providing lease agreements and copies of checks.) I have been charged the SAME FEES INCORRECTLY three times in a row, though management swore it was corrected each time.

They enter resident's apartments frequently. They perform maintenance on apartments based on a schedule that suits them, and not the residents. They enter the apartments at least once a month. They have required that we remove our possessions from our balcony and garage frequently, and over extended periods of time (up to 8 weeks). They give inadequate notice, and then alter that notice without further notice. I'm not really sure what my rent pays for, if not privacy and ability to house my possessions.

The laundry facilities (which are also costly) never work. The parking system is terrible. Most of the spaces could not properly store even a compact car, leaving many of them open (without anywhere else to park) because NO CAR could possibly fit it.

The apartments themselves seem to be made of cardboard. There is no insulation whatsoever. I'm positive that my electricity bills are a result of the fact that the whole place is drafty and I can see light on all sides through my front door.

The last thing that an apartment complex manager should tell anyone with valid complaints about the apartment complex is "It's not my responsibility." Who's responsibility is the apartment complex, if not the apartment complex manager I ask you' Exactly where were you when they taught management at Management School'

We have made many phone calls, complaints, and requests to the office many times over the course of our time here. They were VERY RARELY responded to. When we explained our frustration to the manager and told her we wanted out of our lease agreement, she told us to tell it to corporate. So we did. Corporate told us that we had had adequate time to address our complaints to management before, so we wouldn't be allowed out of our lease. Um, the point was that we HAD addressed our complaints before (constantly) and your inadequate staff never handled them!

DO NOT MOVE HERE. I promise you, the low price and great move-in deal is just a ploy to get you here. You DO NOT want to live here.

(Especially when they raise your rent $150 a month to sign a new lease to live in the same cardboard apartment.)

This is spot on!!! I attempted to post about this before, but the post failed to go through. I am glad you kept the comments she made, I was blown away when I saw them myself. If anyone reading this is considering renting at Villa La Paz in Rancho Santa Margarita, take this info SERIOUSLY!

She actually told a resident "you're probably some young kid with no sense of business management"? SHE'S ONLY 21!! I call THAT a young kid. She needs about 25 more years of experience before she has EARNED the right to make comments like that. What an arrogant, clueless bonehead!

AGAIN, THE CULPRATE OF THESE AWEFUL COMMENTS AND LIES ADDRESSED TO THE RESIDENTS IS THE CURRENT LEASING MANAGER. FIRST NAME STARTS WITH A "N" AND ENDS WITH AN "A"! RIDICULOUS, OPEN YOUR EYES PEOPLE! ITS AWEFUL TO ACCUSE SOMEONE WHEN YOU ONLY THINK YOU KNOW THE FULL STORY BUT IT IS OBVIOUSE EVERYONE ON HERE IS VERY NIEVE.

Nice spelling and grammar. Clearly VLP isn't terribly particular about the education level of those they hire. It's scary to think that someone that brainless is dealing with contracts.
