I lived there for a year. As soon as I moved in, there was sewage problem... Parking is very tight. The building itsself is old and walls and ceilings are thin', I could hear the sound of pee from upstairs. My biggest problem' Ants!! Even I cleaned up the kitchen every day, there were tons of ants in the kitchen...
City of Rancho Santa Margarita is very nice community, I absolutely love it but not for this apartment!

Hapywhy- My name is Ashley I am the Leasing Consultant here at the Leasing office at Villa La Paz Apartments. I am sorry for the sewage problems you have experienced in the past, but please remember when you rented this apartment you had the opporunity to ask or research exactlty how old our buildings are and being built in 1986, with pipes that old sometimes problems will occur. If you recieved a notice one day that said we have decided to regut the entire sewage lines throughout the community you would probably be complaining about how often you are inconvenienced. That last time I new of any sewage problems was when someone consistently flushed baby wipes down the toilet which overtime caused a major backup in the sewage system, people should know better than this. Also as far as the ants are concerned, per your contract we provide a pest exterminator service to all residents for free that is available every Tuesday and Friday morning. All you have to do is come by our office during office hours Sun-Mon 9am-6pmn and sign a consent for them to spray your affected areas. If you would like to give us a call at (949) 858-1600 I would be more than happy to have the form delivered to your door. Also, parking...we all understand that it is an issue and has been for a long time now, although when a new team of managers began in June, including myself, we began ticketing illegal vehicles immediately. Within two months we had towed over 35 cars. Our manager Stacie, several months ago implemented a new parking policy that is pening to be approved by Western National Property Management. Ashley, I cannot believe the SORRY ASS RESPONSE and EXCUSES you said to this tenant and any other tenant. You have the NERVE to tell them they had the opportunity to reasearch how old the building is !!! COME ON !!! How STUPID are you. The building is old and there are problems and that is why you need to fix the ---- with the money that WE OVER PAY for the DUMP !! THe contract is a F------ JOKE!!!! I have NEVER seen the exterminator there. That is just another EXCUSE you use to take our money. All you do is sit behind the political FACADE and hide the REAL TRUTH of that CRAP FACTORY. The parking would be eliminated if you got RID of the UNDOCUMENTED ILLEGAL IMMIGRANTS that are OVERCROWDING the apartments. Tell me Ashley, why is it ok to have 10 people living in a 1 or 2 bedroom apartment? Why is it ok to have people LIVING in the GARAGES? You don't have an answer do you? It must be nice to SIT ON YOUR ASS and DO NOTHING and get a FREE CRAP BOX. You don't UNDERSTAND because you DON'T PAY FOR ANYTHING, if you had to you would see the tenants side of everything. You and the management staff up there are the SORRIEST BUNCH I have EVER seen. Why don't you do EVERYBODY a FAVOR and LEAVE! The GOOD LEGAL DOCUMENTED tenants who live there and obey the rules should not have to leave, they actually have REAL JOBS that they work that pay for YOUR SORRY ASS SALARY!! Just remember one thing Ashley "WHAT COMES AROUND GOES AROUND!!" for EVERYBODY and it does. Hopefully I will not see you guys at another complex !!

I heard this place is a real dump, my sister lives in the area. Can't believe the $ rent amount for the cracker box apartments. Thanks for all of the honest reviews (love the by the book answer from the leasing office) Thanks, Relocating to RSM (i hope)

truthandfacts1- Obviously truthandfacts1 the only STUPID one is you! If you are really that unhappy why would you stay?? Probably because you can't afford anything better! How's that for "by the book response" INsearchofRSM??? If you think you could do a better job at keeping people from living in garages and having illegal occupants live in their apartments I would love to hear your suggestions becuase I have been in this business for almost two years now and to this day maintaining the amount of occupants per apartment is one of the hardest thing I have had to do. Yes you are right, mostly my job consists of listneing to people like you, ----- and scream about how unhappy they are and how much they hate living here, you know if you hate it that much talk to me later and I'll take care of waiving that break fee for you so you can just get the hell out. Further more, don't tell me that I don't "UNDERSTAND becuase I DONT PAY FOR ANYTHING", how would you know what I pay for? You know how much of a discount off my apartment I get for having the wonderful job of sitting on my ass all day listening to people like you? 20%! Hardly worth it! Just because I work in the office does not mean I get a free ride, I wish, but no I too have to pay for where I live and I too have been waiting for maintenance to complete a work order for over five days now and I too have to deal with parking and illegal "occupants" not immigrants! so don't tell me that I don't understand because I pay for everything from my garage to late fees just like any other tenat so I do know and understand how they feel becuase I am one! |

Ashley, you should be ashamed of yourself. How dare you treat a tenant (aka "paying customer") who has VERY legitimate issues with such complete disrespect. If you take the time to read the other comments here you'd see that the complaints are consistent and there is a long history of them. This is not a case of one person with one petty complaint. Your complete lack of professionalism is disgusting to say the least. I would like to think that Western National has seen your comments by now, but just in case they haven't I'll be printing them out and faxing them over to the corporate office. You've proven the point that so many people have tried to make here....the management is HORRIBLE and does not care. If you and your cohorts in the office did your jobs then the tenants would be happier. Happy tenants don't complain. It starts and ends with YOU.
