I have been living at Villa La Paz for 2 years (going on 3rd) and have had minimal problems with the maintenance and management staff. You may have to remind them 3 times that your dishwasher really sucks and that the bottom drawer of your oven is sliding on the floor and not the rails like it's supposed to, but they do eventually get it right. I have had no problems with random charges, or uninvited maintenance people in my apartment. They always give adequate fore warning of all access to your apartment and garage, even if they do ask you to move things occasionally. The apartments are a great size if you can deal with a 3 foot walkway for a kitchen. Parking isn't great unless you invest in a car port or garage, and it's worth it.

I have lived here during the exact same period of time, and I have found this place to be somewhat worse than this. Having crabby management and people in your apartment all of the time is not standard. Villa La Paz in Rancho Santa Margarita is a sub-standard complex in need of serious improvement.

I've only lived here a few months and can't wait to get out. The management couldn't be worse, they are constantly making up reasons to enter apartments and garages, the complex is not clean, the parking situation is horrible (but easily fixed if they'd just provide parking spaces big enough for a compact car and assign parking!) and the place is NOT safe! Check the OC Sheriff website - in the past 30 days (May 22 to June 22, 2007) the Sheriff's Dept. has been called out to VLP THIRTY-SIX TIMES!! That's more than once every day. Who wants to live in a place where the Sheriff has to come out on a daily basis? One of the calls (on 6/16/07) was because the leasing office was attempting to enter an apartment without permission. My advice to anyone considering moving here: RUN AWAY AS FAST AS YOU CAN!
