This place may be cheap, but it's not worth it at all. Nothing but gang members and creepy people loitering 24/7. If you're a single female, DO NOT walk through this place at night by yourself. The trashiest, most disgusting complex in all of south county. Cops are called all the time, parents let their 14 ninos run rampant on the streets, trash everywhere. You would swear you're in Tijuana, not RSM. I stayed for a year and a half because it was cheap, but eventually broke my lease because I was tired of being constantly harassed by the mexican gang members everywhere, and I had my laundry stolen from the washing machines on numerous occasions. Management does nothing, doesn't care about your problems.

Take them to Small Claims Court or call the Corporate Offices of Western National Property Management located in Irvine to get your Lease Break Fee back. If you complain and are persistent enough you will get it back. Ask for the Area Manager or Vice President. They know it's a problem property, it has been for years.

theres no point on calling or contacting the corporate office because I tried but they did absolutely nothing for me. I complain about the staff there, the notes place on my door due to excess item on my balcony, all i had was a small size box and my trash (was cleaning it so it was otsude to dry). Like wth, two items...? but if you look at balcony acroos from me, their balcony was so filled with juck, you can barely walk thru it, but i guess it was ok because it was a family of 15 in a 2 bedroom aprtment. they also towed my boyfriends car who was park in an appropriate parking spot, but since it was parked there for 2 days, they towed it without any warning or notice. the contract said that they will give you a 24hr notice sticker before they can tow it. Well obviously they didnt post any notice because when we picked up the car, it didnt have any notice. So when I called the office, the staff stated that they had no records of our car being towed by them and said that it was porlly towed by someone else. First of all, it couldnt have been someone else because that car is paid of so it couldnt have ben repossed. So when i called the corporate, the manager there said she will look into it. So 2 months went by and nothing. No calls. So I kept calling back and no reponse from her. I was so fed up, broke my contact. I lived there for 8 months and only had 4 months dont i couldnt take living there anymore. So i thought moving out, i would just pay the "breaking lease" fee but a month later, i got a letter from the office of a bill of 7,000. Fees for breaking the lease, cleaning fee, carpet and so much other ----. First of all, it was just me and my boyfirned. The 2nd was completely empty so that was kept clean of course. We dont smoke, or having any pets, or eating eat in the living rooms. We kept that place so spot and clean with NO stain on the carpet or walls. So I have no idea where all those fees added up. I spoke to the staff and they said they have to add the cleaning fee because they have to clean the apartment even if the place was kept clean. So i said screw that, charge me all you want, IAM NOT PAYING FOR THAT..!!! This place is worthless. 1400 for 2 bedroom 2 bath is so not worth it. I was better off renting somewhere else and paid a few hundres dollar more knowing I was in peace. I was scared to park my car outside the garage. Kids running around all day and night. Cops there everyday for something. NO fense but it was like being in T.J. People would throw parties even during the weekdays when people have to sleep and be at work early in the morning. It seem like parents brought their college kids there because they didnt want to pay dorming fees. Sorry for the long response but this place is the worst and horrible place i've ever lived in. Obviously if i couldnt wait another 4 montsh to stay there to finish my contract, it must be that bad. RENTERS BEWARE... DO NOT RENT HERE..!!! Staff always seems nice and polite at first but the moment you sign that lease/contract, thats it. Be prepare to have to live in a hell hole.

Wow! That sounds harsh! I have lived there for nearly a year, and it is one of the quietest places I have ever lived. I have yet to see a gang member.Some families are larger than in our culture, and there are families who share expenses. But I have never seen more well behaved children in my life. A lot more than I can say for the spoiled brats and teens that I see coming out of the gates from Dove Canyon and Coto de Caza! The office staff is always helpful, and the one or two concerns I have had have been addressed immediately and with courtesy. The maintenance guys are always helpful, always cleaning and always friendly. I would suggest that you save the drama for your mama, and get a dictionary or use that spell check feature.

The person who posted on 11/9/09 must work at Villa La Paz. The place is a piece of crap, filled with illegal immigrants living in the garages. No parking, and every week there's a note on the door telling you there's going to be an inspection. What do you guys really need to inspect? Probably sniffing the underwear in people's drawers. Haha, I couldn't wait to get out of there. Staff is horrible, uneducated, and rude!! Stay away from the slums of Rancho Santa Margarita aka Villa La Paz.
