A Decent & Adequate Standard Level Basic Apartment Community

I would say that Villas Antonio is adequate - no major cons, but no major pros. It is a type of a rental community with standard features that one would expect in RSM.

Parking - The included garage is a great perk. Problem is it is 1 per apartment, and often, it is used for storage and not parking. The provided parking fills up between 7 and 9; however, there is ample parking on the surrounding streets. Would like to have seen more available parking, but it seems par for the course compared to other RSM and southern OC properties.

Noise level - Walls are not paper thin, but not acoustically baffled. Raised voices and door closing can be heard. Again, what you would expect from a standard rental community in RSM.

Grounds - adequate - well kept and clean, but it is basic and standard - it is a standard level apartment complex, not central park. Car Wash stall with hose (nice perk). The 2 pools with BBQ's are one of their claims to fame - nice apartment pool BBQ area. Nothing overly senic in the community, not many if any views, but proximity to Plaza Antonio (Vons, CVS, Starbucks, other retail and dining services) is exceptional.

Safety - never had any problems - not the lightest and brightest community at night, but adequate.

Construction - Standard late 80's vintage construction - builder grade/entry level plumbing fixtures, laminate kitchen counter, late 80's vintage white cabinetry, basic mushroom style lights, standard plush carpet, & entry level white appliances. Nothing fancy, but nothing wrong with it. If you are looking for granite tops, full overlay cabinets, crown molding, brushed nickel fixtures, and/or upgraded appliances, you may want to expand your search as this is a standard level apartment.

Maintenance - Friendly, clean, prompt, professional, and bi-lingual maintenance staff - no ticket was open for more than 2 days, staff was conscientious of cleanliness (i.e. removed shoes, cleaned up after themselves).

Office Staff - Never had to deal with the Manager referenced in other reviews - remainder of staff were warm, courteous, and professional - some slightly more than their colleagues, some slightly less. One cavet - get quotes in writing as terms and conditions can have a tendency to change slightly between visits - sometimes with the same person, sometimes between others. As, just like any other leasing consultants in other communities, they are in competition with each other - you may not want to commit to 1 consultant and may be able to bounce between more than one staff member to negotiate your best deal.

Overall - Decent and adequate. As I have said many times. This is a standard/basic level apartment complex situated in a very safe, quiet, family oriented community. If you are looking for upgraded/luxury features, Villas Antonio may not be for you. They seem to do well with what they have. The included garage, car wash stall, and pool/BBQ areas are nice perks

One observation we had was that EVERYONE keeps all of their blinds closed all of the time. Part of it is the configuration of the buildings providing a lot of foot traffic by windows, but we found it a little eerie how dark and removed everyone seemed to become in their units.

Would I recommend - Yes, with a suggestion to due diligence and check out the other competing properties in the area first for comparison sake. They all may all be the same, but their may also be a diamond out there (same $/sq foot, updated with 2005/6 features and materials)
