Good: The manager is the best we have ever had. Friendly, easygoing, and VERY pleasant -- will work with you on things. Maintenance is VERY competent and prompt, easy to get hold of in emergencies. LGBT-friendly! Swimming pool, laundry room. Palm trees in front of each residence. Nice landscaping. You can plant your own flowers. Section 8 OK. Some places have better views from the windows than others -- ask manager.

Only a short drive to UCR, Moreno Valley, Univ. Village, Andulka Park. WALK to restaurants & shopping across street at beautiful Canyon Crest Towne Centre.

Bad: Older complex -- thin walls. Bass from loud equipment (students with stereos, professional musicians) sometimes literally shakes walls & floors. Might not be great for people who have a night job. Ask the manager to show you a quieter area. One cockroach plague two years ago, termite problem once or twice.

There are times we have not felt safe here which have nothing to do with the lighting or shrubbery, but with some of the neighbors. Our car was broken into once. The manager has had to get more tough with people who break the rules, and it has been much nicer here in the last year.
