Granada Pueblo is a fine apartment complex for anyone willing to be a reasonable tenant. I imagine that Marlene is a formidable landlord if, as a tenant, you are not in compliance with the law or the rules; but if you pay your rent on time, don't park in other tenants' parking spaces, and don't give the police a reason to visit your unit with any frequency you will most certainly not have a problem with Ms. Smothers. In fact, the service and responsiveness of the staff is the strongest selling-point other than the price.

In recent years, the management has put significant effort into improving the appearance of the grounds. Any maintenance request I have ever put in has always been completed by the end of the day. The pool is kept in pristine shape. The units are older, but are kept in reasonable shape.

Though occasionally the complex will have pockets of noise, it is almost always limited to Thursday, Friday and Saturday evenings and rarely continues past midnight. Each unit is assigned one parking space, but there are unnumbered spaces in the rear of the complex for visitors and second cars. Do not park in the "dirt lot," or the city may hit you with a $100 ticket for parking on an "Unpaved Parcel."

If you don't kiss marle ne s ass, play nice with her, keep her on your Xmas card list etc she WILL find some way that you are in violation of a rule. What you said is analogous to saying good drivers never get tickets. The irony is that marlene often runs the complex in a way that causes many leases to be in breach anyways. Harassment, unsafe conditions, retaliatory evictions, pest infestations... the list goes on.
