Livable, but starting to regret my decision to move in

Grounds/Buildings:
At first glance the place looks ok. The grounds are kept clean.
I've never been in any of the spas or pools but I see them get cleaned probably at least once a week.
The laundry room and mail room have posted hours of 8am-10pm, doors are locked otherwise. There are NO hook-ups in the units, but this website wouldn't let me deselect the "washer and dryer hookups in unit" option. They have only several laundry rooms. Watch your stuff because people like to remove your clothes for you and leave them where ever they feel like it or simply just take them!
Upon moving in the place wasn't really cleaned very well. It seemed like everything was just caulked and painted over, but I didn't notice it until the first time I got a closer look. There was a bit of mold and mildew in the bathroom, but you don't see it until after a few showers...
Water is included in rent.
Office Staff:
The ladies in the office are pretty nice, reasonable and professional.
Parking:
Parking is fine for a single resident, I have a place to park my car and I don't really have any visitors so parking isn't an issue for me. I can usually get in and out of my spot without any problems, but I have had problems where someone would double park me while I was parked in my car port - residents, visitors, carpet cleaners, and a few times police. This place isn't very visitor friendly anyway because from what I understand you're not supposed to park inside the gates without a sticker permit. Visitors can only park outside the gates, but those are usually full of visitors/unofficial tenants. You need a gate opener to get in AND OUT of the gates, first time I've ever seen a gate need a remote to get out. Almost every night I have to let people in/out of the gate - very annoying. The gates are also sometimes just left open, either they're broken or it's on purpose, not sure why.
Some studio apartments are above parking ports, so expect brief moments of noise while people are working on their cars, playing the radio, slamming doors...
Some dents magically appeared on my car one night, but I haven't had any problems with my car getting stolen or broken in to.
A garage is extra per month, I don't know the price, $50-75 perhaps.
You can also now rent parking spots for your extra vehicles, I think it's $25/month. Ever since this started, there hasn't been many spots available.
Security:
There's a security service that patrols. Sometimes I'll see them ticketing and/or towing cars at times.
Residents:
The people I've met so far are friendly and I've never personally had any problems with anyone, except maybe the guy that parked next to me in the car port. He doesn't understand the concept of parking between the two white lines that make up a parking spot.
Maintenance:
I haven't had any issues where I needed something fixed so I can't say anything about the maintenance work.
The only time I did run into them was when they tried entering without permission.
A couple times the water was shut off to the entire building without warning of any kind, I guess in a water emergency it just can't be avoided. Some warning would be nice, even if it's just an "FYI the water is off and we estimate it will be back on in XX hours", that way we won't have to call the office to find out when it will come back on every time.
Other:
I get more solicitors here than I did at my old HOUSE...people trying to buy gold'', selling cable or dish TV, selling this, selling that,...extremely annoying.

To stop the solicitors STOP LETTING PEOPLE IN! You just stated to are always letting random people in at night but than complain of solicitors. I always shut the gate behind me and don't let anyone else in. That smell you sometimes smell is manure that the property uses to keep the grounds as green as they are. I've noticed it twice in my two months living here. My husband and I each have our own cars and don't even bother to park inside since their is closer parking for us outside the gates in the front, no trouble at all. I will admit the sound proofing between top and bottom apartments are too good, since our neighbor downstairs needed to tell us to turn down the tv and it wasn't even that loud. But in the end I LOVE this place. And am so glad I moved here. The stay cats by the way belong to residents who let them out. I've met a few of their owners. They are pretty much friendly and I've held a few and petted them.

rea_music you sound like someone that lives on another planet!! The Peppertree should change their names to the PEPPERTRAP!! And it's obvious you just moved in because you are clueless as to how things go down there. When this person metions letting people in at night, I'm positive she isn't talking about letting people in the gates you walk in. People line up at the gates in their cars waiting for someone with the remote to come and your choices are sit behind them and never get in or open the gate and let everyone in. And as far as the cats go, people need to keep their nasty pets in their house and not subject other people to their mess. Not everyone likes animals and quite frankly CATS STINK!! so while your out their chatting up your neighbors tell them to keep their stank animals in the house!!! I can't wait to see your response when you've been there more than a couple of months and reality sets in.

this place is perfect for the section 8 that live here. Also the housing authority voucher tenants. The maintenance staff is mostly from -------------, no Americans, oh the manager. Mailroom smells like pee pee. This place is great for the low income and disinfranchised, and trash diggers, that are always around and the gardeners love to blow trash all over your car daily, and they are here daily, and try speaking to some of the maintenance staff in english, good luck. This place will lie just to get a tenant because the truth is bad for their business, and want to get that money while giving you a crappy apartment that will break everytime you touch something. So pay a little more somewhere else and be treated like a human being that is valued for their rental dollars, because this is a low income area and a low income property with low income staff, and three of the staff don't live on site, They will charge you 75 late fee and a 1.000.00 to break the lease, and give a 3 notice and leave it face up for all to read and then have the security to leave on the door at night so all can see. Some apartments have microwaves and some just old stove fans but the rent is same if they can trick you into to renting. There is always plenty of drugs to be found, and I believe the drugs are the only amenities the complex offers, and thin walls, and the shared entry ways where people sit to block and children run back and forth, the pitter patter of many little feet running night and day and dropping food as they go, and the laundry room that is always broken, or full, or leaving clothes for hours, and watch out management has a hard time posting payments or finding things in the drop box. and the blaring stereos of cars. Yep a great place to live, as long as someone else pays part of your rent. Real good move-in specials to rent crappppp!!!! so look somewhere else, management sucks, apt. sucks, so stay the suck a way

Peppertree does not participate in sectin 8 programs. You might want to get the facts straight first before you imply anything else. I wished you would come to the office and talk about your concerns instead of hiding behind anonymous. We will be more than happy to assist you and help you go in the right direction and give you the facts.This way you are not assumming. It saddens us that you have issues with our maintenance staff. You are more than able to communicate with our maintenance staff.
Our community is not a brand new community however it does hold its own and we take pride in our community. We welcome any issues or concerns. Our staff has also took the Riverside Crime Free Multi-Housing Training so we can better improve our community.
