expect hikes in rent at lease renewals

This apartment complex is located on the nicer side of campus and is a bit quieter. HOWEVER, Casa Verde insists on having you signed in on a lease no matter how long you have lived here (if you don't sign a lease the price is astronomical for the place being 200 or more dollars over market value), and it is 1000 dollars to break the lease if you need to move, no matter the situation. Additionally there is no incentive of staying here, since Rent is raised to market value at the time of your renewal of your lease. Riverside should get rent control!! With the exception of these two major things it is a pretty good place for Riverside.
