First the bad news:
My roommate's car and my car have been broken into four times. The office will not warn you about break-ins even if there is a rash of them during one week. I've gotten to the point where the only thing I leave in my car overnight is the registration.
One positive note is that the Riverside police ran a sting operation several months ago and did catch someone breaking into cars in the complex.
The security patrol is barely around to be seen.
One of the reasons I moved here is because of the basketball court, but if you think you will be able to shoot whenever you want you are wrong. It is filled every afternoon with little wanna-be gangbangers playing full court with rap music blarring. Virtually all the people don't live here either. They come into the complex from the other worse apartments down the street, break the locks on the gate or ruin the fence by pulling it up to get in and the office does nothing to stop it even if you go in and tell them that someone just crawled under the fence. Whatever you do don't move in by the court.
The tennis courts are rarely used. In the summer, the pool is filled with tons of kids who appartently invite all their cousins and other family, so it's no use trying to have a nice swim.
Also, the BBQ area is often filled with gangbangers drinking beer and smoking.
Expect your trash to be dug threw everyday by vagrents who come into the complex on bike, foot or ghetto-ass car. Better buy a shredder! Also, one dumpster was replaced in my trash area with a green waste dumpster (which is only used by the gardeners) so the remaining dumpster is always overflowing.
Also, the parking lots are filled with trash from the dirty people who live here. Also, shopping carts from the surrounding stores are left for weeks in parking area. The gates seem to be working better of late, but they are very unreliable.
There is no assigned parking. While there are always spots availible it means you must park a long way from your apartment and can't see if anyone is trying to break into it.
Broken down cars with flat tires are left in parking spots for months before being towed.
On the noise front...car alarms are going off all the time from people driving through the parking area with load tail pipes. People also burnout and drive very fast through the parking lot. I've had to call the office on my neighbor at least eight times about loud music and nothing seems to have been done about it. A lot of kids run through the place on weekends and afternoons which is to be expected, but is annoying if you work nights and want to sleep in. Also, the train horns and trucks on the freeway are very loud at night.
The carpet was pretty clean when I moved in, but it was old. The bathroom mirror had rust stains on it and the countertops look very dated. Also, a trained monkey could have done a better job painting the place. There are many places where they didn't finish painting or painted on to the blinds, window, toliet, counter, etc. The kitchens will only fit an 18.2 cubit foot fridge, nothing bigger will fit.
The management company has changed three times in the past two years. They all seemed O.K. The old company accused me of turning in my rent late which I proved I didn't with the cancelled check, but be sure to always ask for a receipt when you pay.
The rent has gone up from $905 to $1000 for a 2 bedroom, 2 bath in two years and will probably go up again. Despite the rent increases the quality of people living there keeps going down. Gangbangers with their lowered cars and loud music and exhusts are moving in every day.
A 62-year old man was stabbed to death down the street at the Newport Apartments in January. They did catch the killer, but it doesn't bode well for the neighborhood. Also last year, a Pomona drug dealer was found dead in the trunk of a car parked in front of the River Oaks Apts.
The good news
Since I've been living here, the parking lot have been repaved, the garages and carports have been re-roofed and painted and the place was treated for termites.
The layout of the 2bd,2ba is great. The bedrooms are on opposite ends of the apartments. Also, it has full-size washer dryer hookups, but you have to buy or rent your own.
Water and gas are included so you can take long showers if you want. Cable used to be included as well, but the new management company took that way.
While the description above might make it seem like everyone who lives here is horrible, but most of the people are just young couples who don't bother anyone. The other 20 percent ruin the place. Don't visit the place during the middle of day because it is a ghosttown. Go at 5 p.m. to see who really lives there.
