scammers, phony, illegal and unhappy

Trying to scam our security deposit. Unprofessional, phony staff that lies, cheats, steals, and does not have a concious about it.See the following list. They are keeping all of my security deposit and charging me $1,500 to replace, and re paint entire apartment.

To: Group Interland Management, Penny Pressas, Community Manager, Laine Gomez, Assistant, and Keith Shimmin, Maintenance Supervisor.



I am in receipt of your 1st and ?final request? letter dated 2/11/03 for request of payment from me to you for $1,126.00 for unreasonable damages at my rented apartment #3704 @ Rosemead Apartments.



I would like a copy of all of the original pictures that I took upon moving into my apartment #3704 showing all of the dirty areas, bugs and ants that were originally placed in my file. I am also requesting a copy of all of the maintenance requests made during the entire 1 1/2 years of my stay at Rosemeade.



To clarify your request, I will address line per line of your descriptions of charges.

I am claiming unreasonable cleaning fees. I have 5 witnesses of cleaning and pictures and move-in worksheet to prove unreasonable charges for cleaning. Also, see move in worksheet shows the apartment was not clean upon move in and there were several attempts by maintenance to hide the ants and dirty walls, but never was the apartment clean to begin with. I have 2 witnesses upon move in damage.





2/11/03 Pnt & clean up after do patio CE CLNG $100.00



I am claiming unreasonable cleaning fees. I have 5 witnesses that the patio was impeccably clean.



2/11/03 replace carpet and pad CE damage' $1,437.



Are you claiming that the entire carpet and pad needed replaced' If so, this is an extremely unreasonable charge and I have 5 witnesses that will testify that the carpet was immaculate in all rooms except for dining and living room, which was in need of cleaning. Move in worksheet also shows my complaints of maintenances attempts to clean ants and dirty areas when I moved in. Each time maintenance attempted to clean the requested areas, they soiled the carpet.



2/11/03 Replace complete lino CE damage $195.



I agree that the bubble in the lino needs replaced, I do not agree with replacing the entire line. Penny, you mentioned that you would have to replace the entire lino because of a quarter size bubble because you would not rent an apartment to me that was patched lino. Yet, nothing could be further from the truth. Both bathrooms were cut and past lino patches around the toilets because you would not replace the entire lino in the bathrooms for one small spot.



2/11/03 Rescreen patio screens 2 CE damage $30.00



Unreasonable on your part --- one small tear in screen is justified as normal wear and tear



2/11/03 Replace patio screen CE Damage $25.00



I don?t agree the screens blew of during the storm. Both screen were on the windy side of the house and blew off. I had reported this twice to maintenance and they replace once. The screen that was in the field all crumpled up was Becky?s my neighbor upstairs. Becky will testify in writing and in court if necessary.



2/11/03 Repair 2 small screw wholes from dish $25.00



Unreasonable, and normal wear and tear. Putty should take 20 seconds.



2/11/03 Replace 4 drip pans $20.00



Estimate for that was $12.00 per work order from Keith 1/25/03.



2/11/03 Replace broken refrigerator shelf CE Damage $25.00



This was an existing crack in the refrigerator.



2/11/03 Outlet plate m/bdrm. broken CE Damage $5.00



Already existed ? I told Keith and Steve about it several times. It was behind my dresser, so Steve did not want to move my dresser.



2/11/03 Replace master bath lights $12.00

No argument ? most burnt out after 1 ? years, however.



2/11/03 Retexture master bath wallpaper $150.00'''



Totally unreasonable since every apartment that has been re-rented has not had that wallpaper since Interland bought the property in October 2000. Retexturing a 3-inch by 3-inch area does not cost $150.00



2/11/03 Replace master bedroom door knob $10.00 Okay (please return my door knob)



2/11/03 g/bdrm door knob $10.00 Okay (Please return my door knob)*



2/11/03 Glue on 3rd bdrm door $20.00 existing



This is the second time the door came unglued and it is in the maintenance reports. I suggested for maintenance to replace, but Keith said ?no need, I?ll just glue it?.



2/11/03 gbdrm door knob $10.00 this is a repeat, please delete*



2/11/03 Damage to back of master bath door $$20.00 Normal wear and tear



2/11/03 Full paint $300.00 did not need



See pictures touch up only needed. I was provided touch up paint with lumps in it (see pictures) two tone paint was implemented with new ownership ? Interland. Two tone paint proved by Spanish guy in maintenance. Full paint charge is totally unreasonable.



2/11/03 adj move out to 1/31/month end '''' $67.00'''''

I moved out on exact date 1/31/02 - returned keys 1/31/03 in drop slot 1/31/03 ? witnesses provided.



Please respond to the following so that I can either request mediation or go to small claims court if you do not agree.
