Potential great for this property - walk to grocery store/mini shops/restaurants. However, property has not been well maintained. Balconies and stairwells are either rotting,peeling paint or both. Windows-Glass was paper thin (thinner than what's considered standard),frame was held in place by caulking and spackle and daylight shined thru an area its not supposed to (maintence felt this was acceptable) Sliding glass doors didn't seal and close properly and the screen lasted on average about 3-6 months before it stopped staying on the track. Front door knobbs loosen with minimal effort and weather stripping is non-exsistent. Most units are the older units not "resort style accomodations", so the linoleum in the bathroom areas were old and tended to have mold growing underneath from water leakage (several of my neighbors had the samething-maintence said they had been told not to replace unless it was lifting anywhere other than the seams. Cabinet hinges date back to when the cabinets were first made and it's a hit or miss with the outlets working. Before move in I highly recommend laying test strips to determine if the carpet has fleas/mites. Found Ryan to be one of the only people in the office that took charge of a problem, the rest were just note takers (stepford wives like) didn't really get to know the new manager, but she seemed to be much more of an approachable sort. Parking restrictions were not enforced. Lots of dogs, including pitbulls (don't know how that works on an insurance basis, my renters policy prohibited certain types of dogs). Had to be cautious when taking my nephews out when they came to visit as a lot of the dog owners didn't pick up after their pets (poop everywhere)plus, there had been numerous times when a scrawny bit of fur would charge at me when I would walk to my car (no leash). Lots of flies (probably from the poop). "lush ravine area" housed feral cats (left by prior residents) some that had climbed into my engine compartment and that I saw climbing onto patios on the lower units. Take pictures/video of unit and try to arrange a walk-thru(good luck).
