My roomate and I moved out of American River Commons a few months ago. In comparison to the other apartments that I have resided in Sacramento, I would say that this one is extremely below average. On my first day of moving in, I came to realize that the apartment that I was renting had just had the carpets cleaned the very same day and were still soaking wet. During the nearly 2 years that I lived there I had several things break in the apartment: the garbage disposal (3 times), the handle on the sliding glass door, the bathroom fan, and the ceiling fan. All of these things were fixed in a somewhat timely manner, however they were never replaced. Basically, everything was falling apart! On top of all of this, we lived near a tenant whos dog and rescue dogs that she took in barked constantly. Myself, and several other tenants mentioned this to the management office, but nothing was ever done of it. The laundry facilities were a joke; I had to walk at least 400 feet to the nearest laudry facility that was almost always taken by other tenants. The parking situation is even worse; there is NOT even 1 reserved space for tenants. I often had to park in the furthest parking spots at night and walk through the poorly lit parking lot alone. And to to top it off, the parking lot isn't even gated! The worst part of living in American River Commons is that they took almost my entire deposit from me. They nickeled and dimed me for almost everything. My roomate and I spent 9 hours cleaning this apartment from head to toe. We spackled small nail holes, bleached everything, vaccumed everywhere, scrubed the oven and fridge; everything that you are supposed to do to get back the majority of your deposit. They gave zero credit toward wear and tear even though I had lived there for nearly 2 years. They charged for painting, cleaning service, and carpet cleaning (even though we had disclosed that there were stains in the initial walk-through). This has been by far the worst rental experience ever. If you are looking for a good and affordable apartment complex to live, I recommend that you look elsewhere.
