In the course of living there .. we had bug problems, heat, cooling problems, laundry facility was always down. management charged extra for everything .. when moving out deposit wasn't given even though our place looked just the same as when we moved in. ARC should be condemned.

Hi. By law, seriously, security deposit deductions must be itemized within 21 days of moving out. In addition, a landlord MUST inform the tenant of their legal right to a two-week prior to moving out inspection whereby all potential deductions from the deposit must be made known to give the tenant an opportunity to fix them. This is the biggest unknown to tenants in Cal. Sue them in small claims. Seriously.
