I lived here for 6 months. I read these reviews before we moved in and after we moved out. You will find good and bad reviews about anything...some people have bad experiences and others have good experiences, but sometimes the people who are really pissed off are the only ones who write reviews.
I wanted to throw my two cents in to be fair to the good aspects of the apartment complex.
Here is the bottom line of our experience there: Ultimately, my wife, baby son, and I chose Broadstone because of how nice and big the apartments are and how good the management was, and we moved out because of the hoodlum/thug issues that the general area has.
Parking:
Parking was fine. We paid the 15 bucks a month to have a guaranteed parking space, and it was well worth it. Visitors always had a place to park.
Noise:
We lived next to the little playground, so sometimes the kids were loud, but that's expected and not an issue. Generally, we found the noise level ok. The only thing we could hear were footsteps if the elephants upstairs were stomping around...but the noise transmitted through their floor/our ceiling was less than a typical apartment. Note: as some other reviews point out, there is a large pack of kids that runs around and does make some noise. I guess the noise level will vary depending on where you live in the complex...for instance, if you live next to the pool, or next to an open grass area where they play, it will be noisier.
Grounds:
Well kept, and a pleasure to walk around.
Safety:
This apartment complex is located in an area that is being encroached upon by the thug and trash elements in the north Elk Grove/Florin area. You can call me an ivory tower elitist/racist or whatever, but look at all the other reviews that address the same issue. Let's be real, ok' That aspect doesn't bother some people...other people it does bother. I saw enough people up to no good and we had a few minor experiences such that we didn't feel it was very safe in and around the apartment complex. The gated security and fences are a joke. Kids jump the fence or come in the gate all the time and come prowl through the neighborhood or just pass through as a shortcut to and from the school--some of them were innocent and some were just up to no good. After the final "run in" that my wife had with a shady character in which her safety was threatened, we said enough is enough.
Construction:
The apartments are beautifully constructed...crown molding, good paint, good carpet, clean, working appliances, etc! The insulation was outstanding--some days we didn't even have to turn on the air conditioner on even the hottest days, although the fact that we lived in a first floor apartment and had someone above us probably helped.
Maintenance:
Maintenance personnel were fantastic! We had few minor things--a broken "peephole" on the front door, a broken stovetop heating element, etc. Once we put the work order in online, they usually came in less than 24 hours, even on weekends! They really went out of their way to help...best I've ever seen, no lie. They deserve good feedback because they are good at their job and they care about doing things fast and right!
Staff:
I've seen some negative comments about some of the apartment staff/management. our experience was 180 degrees the other other way. I can tell you that Tia was extremely nice before, during, and long after we signed our lease. We even locked ourselves out of the apartment one weekend evening and she personally came to let us back in, even though we were expecting to have to pay a locksmith. Both she and Linda were extremely nice to us the whole time we lived there and even afterwards, in the process of moving out, in which they really don't have a financial incentive to be nice.
The bottom lines is that this is a superb apartment complex that is unfortunately located Florin/(North) Elk Grove. The apartments themselves are excellent; and after doing an extensive apartment search for weeks we saw first hand are actually some of the nicest large apartments (2/2 or bigger) in the greater Sacramento area (excluding Fulsom, where we didn't look).
If you are cool living in this area and just think I'm being racist/ivory tower or whatever, that's fine...in that case you should definitely move in here because it's a great apartment complex.
(There, all done...just wanted to give them a fair shake because we moved out due to the area, not because of the apartment complex.)

Tia is great. Linda is nice, but clueless. They are nice apts in an emerging ghetto. People there are scary and I am not a racist, you don't see a lot of businessmen walking around, you see tatted up men shirtless and throngs of unsupervised children. Bet the moms would be on the 5 O'clock news in a heartbeat when they're 4 yr old goes missing, fat, unshowered and in a stained up white t-shirt talking about how much she loves and misses her kid.
