Speaking as two (moved yesterday) tenants, I would like to start from the beginning of our awful journey through Emerald Place. Before we even moved in of August last year, it took them forever and a day to qualify our move in. We were constantly calling to see what was going on with our applications and they even used the excuse that, "oh, our fax machine is broken..." Do they not believe in Kinko's or something''' We didn't even know if we were qualified to move in until the day before our scheduled move in and then they were hesitant about giving a written receipt for our deposit. Following this, our AC was broken and the maintenance guy who came to fix it got his oily shoes all over our carpet on top of taking forever to respond to work orders (this being one of many).
We dealt with everything there... broken appliances, short circuits and sparks, EXCESSIVE mold (which was simply painted over from the prior residence), molting carpet, chipped bathtubs and peeling floors, both of which were uncalked and disgusting.
Noise was always an issue. Yes, it is a college based complex; however, when your management are the ones partying with the noise, you don't really have anyone to complain to... even on weekday nights during communal college finals.
Our third roommate had his car stolen the first week we were there, with numerous cars incidences including 2 days before we moved out with a girl getting all four of her tires slashed. Cars were constantly getting broken into, windows smashed... all of which can be explained when the "protective" outside gate is broken and accessible to whomever wishes to enter. The walk way gates on Fulton were broken locks and when a car drove through the gate siding the street, it wasn't repaired for months.
The overal area is very unsafe. Fights from surrounding bars are always being drug down to the apartments, we witnessed an assault on a female across the street on top of apartments getting broken into as well.
The staff are EXTREMELY unprofessional and unreliable. More worried about looking good then being efficient and running a proper business. They were more worried about putting cameras up to track people and their dogs than capturing the person(s) responsible for breaking into vehicles.
The laundry rooms are small, the dryers don't work and there's constantly nasty left over clothing which will sit there for weeks. But, when you can't get in the laundry room because your keys don't work or can't put money on your laundry card because the staff is never in the office... you may be more at ease to use the public laundry across the street.
The only plus to living at this complex was the location and the grounds were generally maintained; however, the blower guys do come along at the wee hours of the morning, including weekends.
Parking sucks, with people constantly parking in your spots. Normally we had to park clear across the complex fearing for the men with guns whom held up a girl by the dumpster... all of which doesn't have to be exposed to inquiring future tenants.
Winter was a nightmare. The rain constantly flooded walkways to the point of not being able to access your stairs until the rain stopped. Running through ankle deep puddles before school just to get to your car, having your outdoor mat floating away from your door, and gutters being clogged with no intention of staff clearing them out.
WE WOULD NOT RECOMMEND this complex to anyone... it's dirty, unsafe, unreliable, overpriced for what you get... and generally you'll spend more time dealing with broken whatever than enjoying your stay.
