I've lived here for over a year. Maintenance never does anything. I've been fined for over 6 months because we didn't have renter's insurance. It took them over 6 months to tell us that's what the fines were for. They fined us for having a potted plant on our balcony. They towed my new car the first night I brought it home because it was parked in "permit" parking. They've just now towed my old car that does have a "permit" parking sticker because the registration sticker wasn't current. Security does nothing other than walk a loop through the partking to see what cars they can have towed, because they have a contract with HB Towing to provide them with free cars to steal. The tow man shows up in his truck and follows the security guard around late at night. There's no warning, no phone calls made, and even me with my cars registered to the office still gets his cars towed. I was making coffee this morning and happen to see the tow truck zoom by with someone else's car and mine all hooked up. I immediately called the office to ask what the hell is wrong with my vehicle THIS time and she can't even give me a straight answer. She tells me the tow truck guy is right there checking out and that my registration sticker is outdated. I ask where my notice was, since the car is registered at the office. She says there's a note on the car saying it would be towed. I ask where my notice was on my door, or on my answering machine, and she begins to stutter. I tell her I'll move my car outta their complex if it's such a problem, and since a "permit" sticker seems to do absolutely nothing, but now 30 seconds later she says the tow truck driver is magically gone and there's nothing she can do.

We've gotten multiple letters stating our rent rates will go up, and then follow up letters stating the first letters are a mistake plainly announcing that the office has no idea what's going on with anything. The hot water has been broken for 8 months so you need to turn on the hot all the way with the cold barely on whatsoever, and if a neighbor flushes a toilet it boils you alive. Half the time there is no hot water at all because a neighbor has used it all. There is rust in the hot water leading me to believe that the heater element has gone bad and the entire heater or boiler needs replacing but of course the managers won't do anything about it. It's been 2 weeks since I've called about a leaking toilet that randomly flushes itself and got a cryptic phone call saying our lock that's been the same since I've moved in is supposedly broken and they can't fix the toilet unless I'm here to let them in. If my lock is broken, which it isn't, shouldn't maintenence be able to fix that, too'

We've had some of the most noisey neighbors on the planet and securty never does anything (other than tow the tenant's cars.) Security isn't even onsite, they're contracted out and only show up for about an hour past midnight to do the towing. The gates aren't monitored and anyone can come in and out, being that someone posted a note with the gate code on the keypad itself for a month. I've called the Sheriff because security is worthless and because the Sheriff is too busy dealing with real crime it can be hours before they show up, if they show up at all. Half the nieghbros are poor starving partying students, and the other half is nothing but pot smoking meth addict drug dealing ghetto scum. There is a troupe of 10-12 hood rat teens all dressed alike as if they were in a gang that patrol around the complex in the dark to ask any passers-by if they have marijuana so they can jump them to steal it. I don't walk around here at night and if I have to I go with my roommate in tow.

The main gates are a joke, and all the pedestrian gates are either broken or completely missing the knobs and locks and anyone can waltz right in.

It's very poorly lit and this is by the energy saving retro fit bare minimum lighting that's actually working, since half the lamps are either smashed by other tenants or just plain defective. I cannot see the other end of the parking lot in front of my apartment from my windows because the light doesn't work.

Multiple cars have been broken into, some no less than 2 parking spaces down from where I park, with smashed windows and everything. I would say 1 car per month if not more is busted into by thieves, again, because security does nothing (other than tow the tenant's cars.)

My roommate has complained about working out in the gym facilites and being verbally assaulted by other wanna-be tough guy types wishing to show off testosterone, threatening to batter him with free weights. I've seen loads of cars pull in the front gate, just sitting there waiting for a tenant to enter the code allowing them inside so they can use the pool, which usually has more outside people frequenting it than actual tenants. It's like a day at the beach for them, they show up in their minivans full of kids and beach towels and toys.

The mail room has a lock on the door, but it's been broken by what seems to be a crowbar since before I moved in and the lock no longer works so anyone can walk in and mess with anyone's mailbox. The sprinkler system floods all the sidewalks all night long with water and mud from the grass and flower beds, spraying up to the knee, with free standing puddles of water and mud all around. I can't walk down the stairs of my building and get out to go to my car or anywhere else without getting muddy and wet while the sprinklers are on, which again, is all night long.

The windows are the cheapest flimsy piles of crap that seem to have been manufactured in the 1970s and rattle with anything happening in the building whatsoever, including a neighbor 3 doors down opening and closing their door, playing the stereo or having a party. All of our window screens fit poorly, some being broken or missing altogether and they allow flies and mosquitos inside the apartment. Multiple light fixtures are missing covers, and the bathtub doesn't look like it's had a new caulking in years. I had a maintenance man ask to come inside one day stating he couldn't track down a leak in the downstairs apartment, and estimated it was coming from our tub, and after that day we've not heard a word about it since.

I don't do laundry here because I don't want it stolen. Half of the machines don't work and the half of dryers that do work are so poor that you need to do multiple runs to get a load of dry clothes, and that's if no one is impatient enough to move your clothing out to stick their clothing in. I drive all the way across town to Natomas where my parents live to do laundry at their house, that's how bad it is here. The place doesn't have washer and dryer in the apartment, it's outside sectioned off in poorly lit buildings that are locked after 8pm to keep the homeless out, but they break in through the windows to sleep and piss there anyway, bec ause again, security does nothing (other than tow the tenants cars.)

I absolutely hate living here. Fairlake does nothing other than exploit trash and poor starving students looking for a place with a close bus line to the campus. They're not helpful in any way whatsoever, and are the most rude arrogant scum I've ever had to deal with. The only thing positive about this place is the landscaping, and that's because they hire a Mexican crew to come in once a week and do it, because god forbid their maintenance staff has to do any actual work.

Yes, I hate this place, yes it's a dump, yes, I'm biased from the crap they've done to me, but honest to God I've not made any single item in this review up in the least bit. Ask any other tenant living here what it's like and you'll see.
