We have lived at homecoming for over 3 years very well mannered leasing agents, safe area (homecoming) easy access freeway to downtown.
Only wish homecoming was in san franscio or los angeles beverly hills area.
Very upscale for sacramento...problem is most of sacramento natomas (not residents who relocated from other areas)is surrounded by people who lack education, culture, etc...
Also natomas has recently been declared a national flood area (read sacramento bee)all residents must have flood insurance. Reference: google search natomas flood and you will see pictures from 1997 flood assumption: 25 to 30 feet high most buyers and renters have no idea of floading possiblities.
Recommendation: Rent at homecoming don't buy property in Natomas.
Also safe place for family...if you are single may prefer downtown rentals, single, studios, etc..
Further concerns...
Not enough windows poor natural lighting.
Was a mice problem not rat...however the must have estgablish some kind of preventive extermination measures, have'nt seen any latley.
Also ants everywere...however most homes always have ants unless you do something about it. I have more ants 200 to 1,000 throughout my townhome....everywere rooms, kitchen, etc...i decided to bomb the place 4 times in row that change everything no more ants...well as for people good middle class families, white, black, latino..not that many asians...hmmmmm wonder why...anyway.
Overall rating 1-10 ten being the best. 10 reason...most problems are based on area not homecomming if you stay/live in a previous undeveloped land area that was all farm land for over 50 years...it takes time to kick out the natural incects, animimals, nature, etc..(smile) good luck.

Our problem was the opposite - the problem was with bad neighbors & ineffective management @ HC, not with the area in general. And, since it seems to be an issue for this poster - we are upper-middle class, "latino" professionals... this should not matter... all tenants should be held accountable when they break the rules & management should be held accountable in upholding the rules, and take effective actions as needed.
