My wife and I live here for four years and had our ups and downs with the apartment. An older lady was the problem in the office; deal with the younger one if you can. Maintenance was great if it broke they fixed it or replaced it. Even light bulbs. The grounds are nice and well kept but with lots of foliage comes wildlife. Squirrels, bluejays, robins, and one summer a biblical plague of tiny frogs. Rent was increased a grand total of $50 over 4 years and that is during the housing market boom. The clientele used to be primarily old people but now there are some college kids, young families and recent divorces. Good racial mix.

Some nights were quiet other nights the Sheriff s helicopter was circling with the bullhorn blaring and spotlight shining once a week guaranteed. With Bell ave. behind you (a thoroughfare for the hood) you get a lot of low-end traffic. I wouldn t recommend parking on the street. I didn t agree with the policy to close all but one security gate - Used to be if a dirtbad was sitting at the front gate waiting for his biotch to let him in you could simply drive around the block to the other gate.

Laundry room was an issue one time when a migrant worker threw his fishing cloths in with mine for a free dry, but other than that it was affordable, safe and machine were in great condition. Instant nuclear hot water from the two giant hotwater heaters in your building. You can hear CalExpo and see the fireworks in the summer noisy but pretty. Close to bike trail if you plan on commuting downtown or to college by bike.

The flood. One night in 06 Sacramento got 2 feet of rain in 6 hours. Strong ranch slough (on two sides of the complex) overflowed into the parking lot, but the staff was prepaired. At 4:00 in the morning they started knocking on doors letting people know they might need to evacuate. Maintenance was already out sandbagging the property. Crummy situation but which would you rather be woken up by' A knock at the door by your concerned apartment manager or waist deep freezing cold water'
