Has anyone inquired about breaking your lease here. I have 10 more months on mine and i am going absolutley insane with my druggie neighbors and the yelling and cussing in the late hours of the night. How can i break my lease here and what consequences am i looking at' FYI if anyone is EVER thinking of moving here please change your mind. Everything about it is bad. Things fall apart, the noise level, the management, pool did not open until mid july, drugs everywhere, trashy grounds! IT is horrible!

I don't think you're in a situation to break your lease without penalties. You would have to prove negligence and/or breech of contract (as most of us long-timers can do). Simply leaving because of a nuisance isn't good enough usually. You CAN, however, call the police. We live in unincorporated county, so you will need to contact the CHP.
Breaking a lease is usually subject to some sort of penalty (i.e. a dollar amount) as well as any unpaid rent while they are looking for new tenants. If you can locate a new tenant BEFORE you leave, they cannot legally charge you for the lost revenue even if they choose not to accept the person.
All of the penalties should be stated in your lease agreement. If you don't have a copy, ask the office for one... you should always have a copy of your lease in case there is a dispute.

Yeah...the pool did not open because the health dept told them they could not because it was so disgusting. The small pool near the bowling ally has a notice from the health dept that it IS HAZARDOUS and CLOSED. These people are total pigs and I am leaving when my lease is up. I have been here for years and it is worse than ever and now it is more section 8 and druggies than ever before They are just GREEDY and do not care at all about you or me. Breaking a lease...they told me that you have to pay through the end of the lease or until it is rented. THIS PLACE IS DISGUSTING.

I can not believe they are saying you have to pay till its rented.... when I lived there I called every kind of inspector possible.... anything that wasnt fixed I called code inforcement on... I called the fire department, I called the front office a million times until I was bugging them so badly and I was causing them so much work with all the county officials coming down all the time they let me off my lease!!! You need to call and the Department of fair housing and talk to some one! Call the Sherif everytime you are experiencing a problem with these neighbors.... most apartment complexes would evict them but shadowood has NO standards to the poeple they let in there or that they will keep there... Rent is rent.... doesnt matter who you are! This apartmetn complex and the owners have had SEVERAL lawsuits filed against them are infamous for their horrible property management.... my word of advise to you is that before something goes terribly wrong with your apartmetn make sure you have renters insurance.... When my ceiling caved in on my furniture they wouldnt reimburse me anything... plus I couldnt live in my apartmetn for OVER a month and they still made me pay rent.... so cover your ass before you get dropped on it!
