My one year experience at Lincoln Place was ABSOLUTELY a nightmare! The management has horrible communication & organization skills. Not to mention some of the employees in the office are extremely underqualified!!! So underqualified that I am in the process of reporting them to the Better Business Bureau.
Here are a few MAJOR problems with Lincoln Place...
1. I was given false information by someone in the office about the previous renter of the apartment I was moving into. They said the previous renter was an older lady who had lived there for years. One month later my apartment was broken into in the middle of a weekday, because of the previous person that rented my apartment. Through police investigation, I found out the renter had 2-3 alias names and a tow truck company had been trying to impound her vehicle for months. The police said they suspect the tow truck driver broke in, but I was never able to prove it. Only then did the office confess that they had trouble getting the lady out of the apartment I then moved into.
2. They changed the parking policy to permit only in June. We had the entire month of May to come into the office and sign up for our parking permits, BUT you had to come in M-F from 9:00-5 or 6:00pm (I forget)...I leave work at 8am & return home at 6:30pm M-F, thus I had to miss 2 hours of work just to get my F***ing permit. You would think the office would accommodate their renters by extending their office hours a few weekdays or allow a permit pickup on a weekend, so people, like myself who works more than 9-5 could easily pickup their permit without sacrificing work hours. To top it all off I requested a guest parking pass for three consecutive days because a friend was visiting from Southern California. I had to argue for 5 minutes before she agreed to issue me 3 guest permits. IT IS ABSOLUTELY REDICULOUS!!!!

FINALLY & DEFINITELY MOST IMPORTANT the issue of underqualified employees. Two different employees on two separate occasions gave me incorrect information reguarding the "California Tentants' and Landlords' Rights and Responsibilities" ... one of the employees even agrued with me and insisted she went to school and learned the false information she was so rudely expressing to me.
Both incidents were regarding my security deposit. After moving out, I asked when I would be receiving my security deposit, the employee said in 21 "business days". Well, California law is actually 21 "Calender days" from the day after you move out. If you do not receive your security deposit with 21 calender days, "According to a California Supreme Court ruling, the landlord loses the right to keep any of the security deposit and must return the entire deposit to you.

The second incident was over deductions from my security deposit. I was charged $50 for carpet cleaning. My carpet when I moved out was six months old, still smelled new and had absolutely no stains on it, yet I was charged a carpet cleaning fee of $50. I told the employee that it is against California law to charge for normal wear & tear on a carpet. She's the one that proceeded to argue with me insisting you have to live at Lincoln Place for 3 years in order for the carpet fee to be waived. Well, here is the California law on Carpets and Drapes - "useful life" rule: "Normal wear and tear to carpets, drapes and other furnishings cannot be charged against a tentant's security deposit. Normal wear and tear includes simple wearing down of carpet and drapes because of normal use or aging, and includes moderate dirt or spotting." Nowhere does it say that there is a minimum duration of occupancy to have the charges waived. This particular employee not only doesn't know the simplicities of her job...meaning California law between Tenant & Landlord, but she was rude, insulting and extremely unprofessional.
Those of you who have read my entire comments..I thank you and I hope you read the link that is to follow, so you to can become knowledgeable in your rights as a tenant, both during your renting period and afterwords at Lincoln Place or any other apartment. I also hope you act and receive the security deposit money that is rightfully yours.
