Pheasant Pointe is a good value because you can get a cheap apartment in a really convenient location with a washer and dryer in the unit. The management is trying to rein in the problems with bad tenants such as kicking people out who aren't on the lease and re-organizing the parking. I was really happy with the parking re-organization. The complex still feels unsafe, however, due to the constantly mal-functioning driveway gates and the commonly accepted practice people allowing the many cars lined up behind them to coming streaming through the gates when they are closed after hours. The problem is twofold - only one access card is issued although tenants can have two cars and, second, people aren't honest about how many people are living in the apartment becuase there is a separate rental agreement required for each person and different utility bills based on occupancy. Also, people jump the back wall from the residential area behind the complex and wander through the parking lot. The complex also feel unsafe due to the occasional domestic disturbances at 3:00AM occuring in the parking lot or audible from the neighboring units. Management is responsive to emergency-type maintenance requests, but almost completely unresponsive to non-emergency requests. Your apartment will pretty much remain as-is the day you move in unless something is flooding. Management does a good job of always having someone in the office to handle tenant issues. They have a great package receiving policy. The grounds are well-maintained, but occasionally the dumpstr bay doors are left hanging open.
