Avoid at all costs!!! New management is ATROCIOUS, you might get shot at also!!

I lived in River Terrace from June 2007 - July 2008 (13 month lease), and for the first 6 months, everything was fine. I lived upstairs in 1 bedroom and couldn't be happier with my unit because there was giant tree that provided shade during the summer and I rarely had to use the A/C. Rent was only $670, super cheap and Management was friendly, loved the size of kitchen and layout of the unit, no problems whatsoever. Then after 6 months, new management came in and everything went to ----.
First, my remote all of a sudden stopped working shortly after new management came in (wasn't the battery.) I noticed it seemed to be just mine because other people's were working fine. When I came in and asked them, the clueless bimbo said they were "reprogramming" the gates. I asked why it only affected me, and they stated it was affecting random tenants and they were trying to get the gate people to fix them. Well, after many many complaints later over 4 months, they finally gave me a new remote which worked fine, which they could have done in the beginning! Then, my downstairs neighbor had home invasion and they broke in and stole everything. Their "security patrol" wasn't even there when you needed them, they showed up AFTER the cops arrived!
It gets worse folks: I came home one day to find an eviction notice on my door. WTF!!! I've ALWAYS paid my rent on time and my checks have always cleared. I went into the office, and those girls are the RUDEST people you will ever deal with! I swear they act like you are wasting their time and seem to be going thru their menstrual cycle every day of the month. They said that due to poor record keeping of the old management company, I had to provide proof that I paid. So I did, and I thought everything was fixed. Then it happened for 3 more months, everytime I paid my rent on time, they had no record of it! Also, their horrible record keeping showed I paid less what they thought I should have paid, so they tried to backbill me for the difference in what they thought I underpaid!! I actually had to show them a copy of my lease showing I paid only $670 before they corrected it, which they should have checked themselves! They had the nerve to keep blaming it on old management when they were the ones who took my checks!! Not once did they ever apologize for THEIR mistake! (Funny how I never had any problems with the old management company as they never disputed my payments before.) Then, on one early Sunday morning, they called me and woke me up to tell me that I had to move my van, I was parked in someone else's spot. I told the girl that I do not drive a van that my honda civic is always parked in number 47 and it even says so on my lease. Instead of her apologizing for HER mistake, she had the nerve to argue with me and tell me that they have on their paperwork that I drive a blue chevy van in a different carport. I stormed in there and slapped my lease on the counter that showed I parked in 47, and the bit*h still argued with me!!

Then, the grand finale folks: I came home late one night to find a strange shirtless man blocking my carport stall with his car, so when I asked him to move, he said no and for me to find another parking spot, he was acting really suspicous. As I walked to the stairs leading to my unit, I saw blood and clothes strewn about all over the ground. Then I witnessed him break into a parked car and speed off. Turns out the same guy had just shot a tenant in the face a few minutes earlier!! The police showed up a few minutes later and were going door to door asking if anyone saw the shooting,helicopters were flying overhead and since I was the last one to talk to the shooter, the police kept wanting me to come down to station and look at some photos of the guy. I was in disbelief!! I could have been shot!! I have never been thru so much drama in my life!
Then when my lease was up, they had the nerve to raise my rent $120 a month, from $670 to $790, WTF!! And they were only giving me a $50 reduction if I renewed lease, so I was still screwed either way. Now if they added a washer/dryer and upgraded kitchen cabinets and granite countertops and crown moldings, it would have justified it, but they weren't doing ANY upgrades at all. By far, this was the WORST rental experience that has ever happened to me. And to top it off, my last day of living there, they gave me a ticket for backing into my stall when there were 3 other cars around me that also backed in and they didn't get a ticket, what a joke!! AVOID AT ALL COSTS!! YOU WILL REGRET IT!

I used to live there (I moved out in July 2007). Such a horrible experience. It was the worst apartment complex I had ever lived in. I'm so glad you got out of there and I'm extremely glad you didn't get shot! When I was living there, around May 2007, my neighbor was taking out his trash at night. He was talking on his cell phone and a guy on the other side of the fence (there's a park on the other side), he started yelling at my neighbor. My neighbor told him to calm down or he'd call the cops. Then the psycho on the other side of the fence, jumped OVER it and ran after my neighbor with a gun. Luckily my neighbor was able to get away and the cops were just like, "Oh it must have been a drug deal gone bad and he was pissed off." I hate Natomas.
