Overpriced Property w/Serious Safety Issues

Lived at this property for almost 18 months and have had my rent increased whenever the lease was up for renewal, regardless of the vacancy rate or whatever "extra value" (which I've yet to identify) was being offered for the increased rent. Maintenance staff are great, but the property management team are a joke. They never seem to know when it's time for my lease to be renewed - I've either had to tell them or they've posted signs on my door that my tenancy was due to expire when it wasn't time. And whether it's their responsibility or the property owners, nothing has been done about a Peeping Tom coming on to the complex since the Summer of 2002 other than one flyer. Tenants have had numerous upsetting run-ins with this individual and yet nothing has been done to really educate tenants about this problem or increase the onsite security. The security patrol firm hasn't even responded to some of the calls!
So althogh it's marketed as a "luxury" property, the high rents don't justify the mediocre management and serious security concerns.
