Nice Setting, Decent Value, Unresponsive Maintenance

I love the big trees and the birds, which help you forget the surrounding neighborhood is kinda sketchy. The grounds are clean and the landscaping is kept up well. I've never had a problem with general noise, but my apartment is towards the back and away from the pool, so this may be a factor. The walls seem to be your standard apartment thickness, but the floors/ceilings are pretty thin. I've been lucky, since the only time I had really noisy neighbors below me they were evicted after a few months, but this could be a problem depending on who your neighbors are.

There is plenty of unassigned parking on the Schmuckly Dr side, and I've never had a problem with friends being able to park - even at night. But, if you're in the front by the office the parking up there looks a lot more restricted. The laundry facilities are only crowded on Sunday. All of the appliances appear to be original (70's).

One warning - when your lease is up they will give you the option of signing a new one or paying a MUCH higher rent to go month to month. They used to do short term leases, but I think they got rid of them because there was a lot of turnover. Last time I renewed the shortest term was 7 months, and the rental rates now are at least $100 lower. But its still a good value for a place that will accept two cats.

The biggest drawback is the maintenance. The people in the office always assure you that things will be taken care of, but the maintenance people like to put bandaids on things or try to convince you that there is nothing they can do. Sometimes several phone calls are required even during business hours. In particular, it seems like they have an unwritten policy that they won't do anything when the hot water goes out in a building (which happens 2-3 times a year) unless at least two units complain. The last time I called they started to give me a line about how if there was really a problem more people would be complaining since we're all on the same water tank. Once I clarified that this was the first time I had called and it must have been another tenant that complained that morning, only then did they agree to put in a work order.
