I have lived at Shore Park for a number and years and have experienced the recent management change. I never thought it could get any worse than previous management, but I was wrong. Their staff is reasonably nice. However, they are ridiculously incompetent and seem to be unable to help with even the most fundamental requests.
Besides the fact that my girlfriend and I do not feel safe in the complex after dark, the area is cluttered with debris that seems to never find its way to garbage can. Speeding cars race through the complex playing load music and nothing is ever done. Parking is a joke, the pool is regularly filthy and the maintenance staff seem to loiter more than work on the things that need fixing. In the summer, the pools seem to attract the local riffraff who swim with no worries of staff policing the area. On a regular basis, items are left by the tenants outside the trash bins and it sits there for days. If you like sleeping past 6 AM, this is not the place for you every Monday the garbage trucks rumble through the complex with loud beeping sounds and crashing dumpsters. If you doubt any of the above, stop by (the gate is almost always open) and ask any of the tenants.
The one redeeming quality of the complex is its location. It is set along the Sacramento river and has access to a river trail. However, this also attracts many of the areas less desirable people who have free reign to park and walk through the complex to access the river. This can be truly scary.
As for the condition of the apartments, do not be fooled by pictures posted by the staff on the many places it advertises. This complex was build in the early 1980 s and has had little if any renovations over the years. The heaters located inside each of the units are old, loud and seem to be best suited for scattering dust. No matter how much we clean, the dust is a constant issue. However, above all the problems at Shore Park, MOLD is the number one problem. When I signed my original lease, I was told several times by the staff that mold can be an issue and that I will need to stay on top of the problem. I soon realized that you cannot battle the mold no matter how much you try. The bathroom seems to have mold coming from behind the paint and I suspect it was just painted over at one time. It is so bad, we keep our bathroom door shut whenever possible. Mold also appears in the strangest places, like window sills in the front rooms, etc. I advise anyone with respiratory issues to seriously consider the current mold issue.
I do not regularly post on such sites, but I could no longer hold back with the most recent reply. I can only suspect that any positive reviews of Shore Park (off Pocket Road, Sacramento, CA 95831) are made by the management.

I posted the review called "Home, Sweet Home". You can knock my door on #26 and I will be glad to share my heavenly experience with you. I don't assume that you are from the competition of the shore park, which anyone can suggest as well, however, I don't question your experience nor your sincerity, however, this site is about tenant's own experience, heaven or hell is all within yourself. For me, it is a heaven and I am truly sorry if you didn't like it. The odd thing is if you did not like it, why you had to live there for so long. Oh, well, I just want to make clear that I am not any part of the management!!!!

How many staff in the office? Who are they? I bet you don't even know. Say something that is positive about your stay in this place. Is there anything that is meaningful to you during your stay? None? I am so sorry for you. Amen.

Anyone who rents from property owned by FPI management will find themselves regretting it. Their management company (and I use the term loosely) is a joke. The staff is rude and inept, and when you move in and move out, they'll end up trying to screw you over. They're are a lot of great management companies out there, they just don't happen to be one of them.

^^ the comment about screwing you over is correct. when you decide to move they will use all the tricks in the book and by the time your lease expires you have no choice but to sign a new lease because they have strung you along with incentives and consessions that are not their policy...just them telling you what they can do for you only to have their statements retracted because each and everyone one of them in that offices does not know what they are talking about. but they didn't trick me though...i'm smarter than that. they are crooks!
