We understand how frustrating that must be and regret that it's detracting from an otherwise pleasant stay in our community. We would be very happy to speak with your neighbors and remind them of their obligation to observe our 24-hour quiet policy. However, we don't have a building 8 on the west side of our property, so we're a little confused regarding the location of your home. Please contact our office directly with specifics on your location and the residents making the noise. You can notify us by phone, email, online through the Resident Portal, or just let us know next time you stop by the office. If you need someone to address this for you during non-office hours, please call our courtesy patrol. They are available 24 hours a day, and will come out, investigate, and address the issue for you. If you like, we can also check the caulking around your windows to see if an improved seal would help with the neighbor situation. We sincerely apologize if we did not appear attentive to your concerns or were discourteous to you at any time. We understand that the overflows you describe were unusual, and not something you would expect to happen again. But particularly with plumbing, and water-related incidents, we recommend that our residents notify us the first time they experience something so we can attend to things right away. Unfortunately, as luck would have it, we found out on a weekend when our maintenance crew was not on site, so it took an hour or so for us to provide you with plumbing service following our conversation. We regret any added inconvenience that may have caused. If you experience any further difficulties, please let us know.                                                 Dear Anonymous, We strive to provide outstanding service for all of our residents, so I deeply regret your dissatisfaction and apologize if your experience following move-in was not all it should have been. We've carefully reviewed your post and will make every effort to regain your approval. I believe there are some misconceptions, so I'd like to address your concerns. 1)It is our policy for each apartment and its carpeting to be professionally cleaned between residents. Occasionally carpets require a second cleaning although they appear fine at first, because deep set stains sometimes rise to the surface later. The only record we have that is similar to yours concerns a resident who was unhappy with their carpet at move-in. Though the carpet had been professionally cleaned, there were a few tiny stains that couldn't be removed, but didn't necessitate replacement of the carpet. We responded by re-cleaning the carpet and even offered to move the resident to an upgraded apartment. 2) We are actually quite proactive regarding pest control. The exteriors of our buildings are professionally treated monthly, and interior treatments are available every Tuesday for residents submitting a written service request. 3) Because of our close proximity to Kaiser Hospital, ambulances are seen from time to time. 4) We take every action legally available to discourage, and if necessary, remove any resident who engages in illegal or unsafe activities. 5) We make every effort to monitor our grounds and do not allow uninvited guests in our pool. We encourage our residents to notify us of unauthorized visitors so we can take appropriate action.                                                   Dear Anonymous & User Responders: First of all, I would like to apologize if you feel you have been treated unfairly or the staff has been unresponsive to your concerns. There is no reason for any resident to feel ignored and neglected. Customer service is a top priority for The Crossing at Wyndham and every issue should and will be addressed. I will personally review your concerns with our staff to see where corrective measures or additional training is needed. Please be assured that we do take pest control quite seriously. We are proactive in our efforts to prevent pests; but if we become aware of their presence, we utilize all reasonable measures to eradicate them and to minimize the area affected. Unfortunately, there are some very effective measures that are not open to us because they could be harmful to the pets in our community. If you do have an issue with pests, please call the office so that we can schedule the pest control company to spray, set traps, or take care of the situation by whatever healthful means necessary. If we have somehow overlooked an earlier request for service, please contact us again, as we definitely want to get this taken care of for you. Again, I apologize if our maintenance staff has ever been unresponsive. Sometimes after hours calls can be numerous and maintenance has to prioritize. Unfortunately, one side effect of prioritizing is that some residents may feel neglected if we can't get to them immediately. We will revisit our staffing to see if additional on-call maintenance personnel is needed. I would like to thank each of you for making The Crossing at Wyndham your home and hope you will give us the chance to "make good" on any issues where you feel we have fallen short of perfection.                                                     DEAR ANONYMOUS, Please accept our sincere apology for any issues that you feel were unresolved during your stay at The Crossings. We pride ourselves on the skills of our maintenance team and it is our policy to address all service requests within 24 hours. Unfortunately, if parts must be ordered or the services of an outside vendor are required, repairs may take longer. We deeply regret any discomfort you experienced during the repair of your air conditioning. Properly functioning lighting and equipment are both top priorities at the Crossing; however, we can attend to things more quickly if residents notify us as soon as they become aware of burnt out bulbs or non-working fixtures or machines. Our laundry equipment is serviced by an outside vendor; but if residents call the 800 number on the machines or notify us of malfunctions, the vendor will usually send a service person that day. We do conduct criminal background checks on all adult residents before move-in and we do have strict pet guidelines regarding pet size and breeds allowed, although there are some exceptions required by law for pets classified as "companion" or "service" animals. Each owner is responsible for cleaning up after his or her pets, and we do our best to identify, and address the issue with, those who don't. While the input of our residents is important in helping us identify areas of concern, it is clearly our responsibility to respond in a timely manner. I invite you to contact me directly so I can see where we may have fallen short and personally address any remaining issues.
