I'm not going to really refute anything that was said before. But I will shed some light on this place. I have lived here for almost 2 years now.

The bedrooms are amazing, size wise. And you can't really beat the rent, if you want to live right by CSUS. You are only about 10-15 minutes away from the college (depending on how fast you walk). I will say that management tries... does it succeed' Ehh... sometimes. Also, it is REALLY hard to pay a lot on your SMUD bill when you live here.
When I first moved in our air conditioning was broken. Maintenance came right out and fixed it. No problems since... at least when it comes to the AC.

The parking situation has gotten better; it is amazing how people respect red lines on the ground. But when school is in session, watch out cause people do come over and park at the apartments.

Maintenance right now (01/2007) seems to be lacking, badly. We have a hole in our celing that has been somewhat fixed, but has yet to be plastered over. Our carpets haven't been changed in a good 3-5 years, if not longer. Our kitchen light leaks water (''') and our fridge leaks, but only for us and not the maintenance man.

The common space is small, but it works, as does the kitchen. Whenever we have friends over it feels a bit small, but it does make for a nice area to hang out.

Now, I'm not racist or anything, but a lot of people have moved in to the apartments and they really have stunk up the hallways with the smell of curry and whatnot.

The walls are fairly thin, at least when it comes to the ceilings. My roommate and I have complained numerous times about our upstairs neighbors and their LOUD ways. Nothing has yet to be done. So we called the cops on them. Something was finally done. Speakers were taken off the floor. Management had told us that they were going to evict them. Never happened.

Mold is a small problem, but I haven't had any real issues. I keep my main window cracked open a bit when I take a shower and it seems to work fine for keeping the mold to a minimum.

Never had any mail stolen, but management DID NOT tell us that rent checks had been stolen. I guess that is how that person got my account number and started using it to make purchases. As for rent, well, I've been here for almost 2 years and they have yet to raise the rent on us. They say no pets, but everyone has them.

My biggest complaint is that for the last few months I have to flush my toilet to get HOT water. You can get luke warm, sometimes, but not HOT! Oh and there is a gaseous smell coming from either my sink, toilet or shower. I can't really tell... except that it is horrible.

I've never had my car broken into, but I do know that it has happened. One car was smashed to bits! But, I think that was unrelated to normal break-ins. If you take your face plate off and take anything valuable out and lock your doors, you should be okay, just like anywhere else. However they do need to get some more lights in the parking area.

So would I recommend this place' Sure, if you don't mind the above. As I said, there are some awesome things about this place, but there are also some crappy things. You just have to figure out if the pro's outweigh the cons. But, cheap rent, good roommate (you need to find that one), cheap utilities, and awesome location (re CSUS). It worked for me when I was doing that life style. But I'm ready to move on... to my own place.
