great alternative to the dorms...

Let me start off on a few good things about this place. First, the apartment layout is very well done for two college students. you have a small common area/kitchen, and two large rooms each with large closets and a bathroom. that means you wont have to share a bathroom with your roommate, and you wont run into them/hear them unless they are in the common area. The other awesome thing is the proximity to campus. even the slowest can get to whatever class in about 15 minutes and you can do it by walking on a dedicated bike trail, so you can avoid the street. Lastly, the neighborhood is awesome, you are next to one other apartment and a bunch of CPA/medical offices, so it is quiet. There are no big cross streets nearby, which is bad for ordering pizza, but it also means the road is quiet and relatively safe, and it is more work for freeloaders to drive all the way down and steal your parking spot because they didn't want to pay to park at the school.

Now lets get to the bad. The place is OLD, and is barely holding up. besides the usual single pane windows and thin walls, water sometimes leaks from the walls and electrical fixtures. I find this disturbing, but I have been told by other residents that it is "normal". I strongly advise you to walk around inside of the hallways before moving here. They also tried to 'vent' the apartments (to combat the mold from the water no doubt) by putting a vent connecting all the bathrooms to each other. This means you will hear every cough, smell every fart, etc. Sure it lets me sponge off my neighbors heating bill but when I have to get up early and I am kept up by my neighbors TALKING (ie not booming bass but quiet talking) it sucks. Also, because this is a college apartment populated by starving students, you will see crazy stuff like 10 people to an apartment, different neighbors every other month, etc. Safety is quite high here, however this apartment is definitely not designed for it. The balconies are super small picket fence types, so there is nothing blocking your backyard from access to the main street (someone could stop their car in the street, walk up and be in your back yard! Many people have had their bikes stolen here from just 'leaving them out for a second' on the balconies, and the hallways and laundry rooms have no security to get in (anyone from the street can just walk in the hallway and stand by your door or enter the laundry room) as I said this is a really safe neighborhood, but if someone wanted to do something, there is not much helping you out here, and it is really irritating to have stuff stolen right off your back porch. The other irritating thing is the hot water. They actually pay for hot water by using a main boiler, which at first you would think is great bc that saves you money on smud, but the problem is everyone of course abuses it, so you only get hot water at 12am when you don't need it. In essence, you the one person are subsidizing the 9 other guys upstairs. This abuse trickles down to a lot of things, like grotesquely overflowing trash bins, barely flushing toilets and slow draining sinks, no water pressure, etc.
The staff are nice, but the main management knows that this is a college apartment and spends time and money appropriately. They know that almost all of their residents are temporary, so they are not inclined to do much to keep them. I think they have even stopped offering leases altogether, since these apartments are in pretty high demand anyway. What does this mean for you' Well, fixing big problems like the hot water, rotting walls and plumbing (ie investing money into the complex) are not high on their list, however they will fix minor issues like broken knobs, leaky sinks or showers without much fuss. They are busy though, there are many times where i have seen the maintenance people spend all day shoveling the overflowing garbage or waiting for the boiler repair guy because of all the abuse it gets. All in all, it is a adequate, safe, place for a college student, and if you can stomach the aforementioned problems for your few years at college, you should be good.
