A Terrible Choice

This place is a NIGHTMARE! I wish I had looked at this rating site before I moved. I beg any of you who are considering the Royal Riverwood to please look elsewhere. The management is not truthful in answering many of the questions concerning safety, the surrounding areas, and the condition of the apartments. Many times they simply choose to ignore the situation. So, I know this is a long post, but do read it if you are considering renting here. Especially if you are a parent looking for an apartment for your college aged child. The close proximity of this property does not in any way outweigh the problems associated with living here.

My biggest concern here is the safety. I am a single woman living alone. Many times I have been sexually harrassed while trying to do laundry during the early afternoon and while walking to my mailbox. Once I was even cornered outside the laundry room by a group of thug-lookings guys who were so high they could barely talk.

The management will do nothing to alleviate this problem. When I spoke with the manager (who recently left) he told me that there was nothing he could do and that the guys probably weren't even residents. I now drive to the mailbox and only do my laudry in the early morning before all the creepy, jobless lowlifes they have lurking around here wake up.

The apartment now allows section 8, which has really made the tenant profile lowsy. Your car will probably get broken into (or towed, as the parking here is terrible)!There are always lowlifes loitering around the parking lots as well, especially at night.

Expect to see people digging through the dumpsters regularly and know that you will definitely get hit up for money in the parking lot. One time I refused to give a woman money and she apparently watched where I went and then came knocking at my door about ten minutes later. I watched where she went after that and it seems that she lives in the rundown, low-income apartments behind the Royal 'Pain-in-the-ass' Riverwood. (Which mgmt will not tell you about when you apply to rent. In fact when you ask about the safety they tell you that they are not allowed to comment. What a load of crap!)

There used to be ONE security guard (for a complex with well over 100 units) who patrolled at night. However, I haven't seen the guard in ages.

The apartments are poorly designed and constructed. There is NO VENT in the main room of the apartment. This makes no sense to me whatsoever. You can run the AC all you like but it does no good at cooling/heating the apartment. As a result of the poor ventilation you will enjoy lots and lots of mildew and mold. By the way, the AC unit sounds like a Boeing 747 taking off in your hallway. Really lovely, espcially when it kicks on in the dead of night. The insulation is atrocious and does nothing to help the situation.

The management is very unprofessional, rude, and frankly the girls working there are complete idiots. They refuse to help and you must instead complain and complain and complain in order to get anything done. However, if you contact maintanence directly, then you can expect speedy results. The only guys I like at this place are the maintenance people. The management lies. Period. When I moved in I was told that the previous owner did not have pets and was not a smoker. Well, I can tell you with 100% certainty that she WAS a smoker because after the treatments they had given my carpets prior to my moving in had faded away, every time you entered the apartment it reeked as if someone had just smoked a pack of cigs in my front room. And I don't smoke so this is really disgusting for me. The carpet is also covered with stains that magically appeared a month or so after I moved in. I guess I could (and should)complain, but at this point all I want is to get through the end of my lease and get the hell out of here.
