The new manager is very on top of things and I am enjoying living here. I continually see improvements. I recommend it. The convenience to downtown and the ballpark is great. The weather is so much better here than inland.

The management should be more subtle when they review their own apartment complex. Don't trust this review, Ballpark Place is a hellhole.

I've been to view the units and though small they are reasonable for the area and they appear to have been remodeled fairly recently. The neighborhood is sort of creepy but that's the same for most of Downtown with the exceptions being the areas where the condos are 700g's and up. I suspect that what makes any rental community a hellhole or not depends on what kind of people currently live there. So tell me, have you moved out yet or are you sticking around? I think I'd prefer to not have a**holes for neighbors.
