Nice apartment, but has some serious flaws. Here are the pros and cons.
PROS: -Spacious apartment and garage. I like working on my car and there is good space for it in these garages.
-Relatively quiet. Heard a few bumps and thuds, but nothing out of the ordinary. Only heard college kids partying twice and that was over by 10 pm on a Saturday.
-Lots of storage space. Kitchen has a computer nook.
-Nice sized bathrooms.
-Decent patio/balcony.
-Optional hardwood floors in the living area.
-Pet friendly
-Tennis court
-Office is open until 7:30 M-Th
-Celing fan keeps electric bill down (depending on location of unit)
CONS
-Parking is neglible. Everyone must park properly to avoid damage to each others cars. You have to pay for an extra spot if you have more than one car. Street parking is horrible to say the least. Depending on where you stay on the property, it could be a 1/2 mile walk for your company if you decide to have any over. We were lucky to get the garage and another spot close to our unit. I see some people have to walk across 2-3 units to get to their car.
-The carpet wasn't cleaned when we arrived. There were still indentions from furniture from the previous tenant. The carpet also has a permanent smell of dog urine in the spare bedroom b/c of the prior tenant. We have to clean it monthly to keep the smell down.
-The garbage disposal didn't work. We submitted it on the inspection sheet and no one responded or showed up for six months. We actually had to call them in order for them to show up. Naturally, the maintenance people knew nothing about it, nor did the office know that we put it on the inspection sheet.
-The gentleman in the office couldn't tell us where our dumpsters were. We had trash piled up for about a week after we moved in because there are no dumpsters. You empty your trash into trash cans (like the ones that are rolled onto the street for pickup) and they are emptied daily. That's fine with me, but why could he not tell us to simply go behind the building and look for the 2 black trash cans on the first floor' We had to find them ourselves.
-Yes, the property is pet friendly and they have 6 or 8 dog stations with bags and trash cans for you to pick up after your pet. So why do some residents decide that it would be better for their dog to do their business and they not clean it up' The best part is that the owners usually have VERY LARGE DOGS and they make quite the mess. It gets cleaned up, but don't they realize that's how your rent gets raised' Very lazy in my opinion.
-The space in the apartment isn't utilized properly. The master bathroom in my unit is quite large, yet only has one drawer at the sink. Why make a bathroom for two people to share and only put one drawer in it' By not being efficient with their space, there is a closet in the bathroom also. Maybe it's for linen, but that is irrevalent. I take hot showers, and that is just inviting mold into that area that doesn't get much airflow. The spare bedroom has a walk-in closet, but those are typically reserved for the master bedroom. Someone got the plans backwards or something.
-The fitness facility is not up to par. I have never seen something as antiquated as this. They have the right idea, but just aren't executing it correctly. There are over 300 units on this property, and there is only ONE treadmill. That is completly unsatisfactory. For $1800 a month, I would expect there to be at least 3 high-quality treadmills in that room. When I arrived, there were 3. One didn't work (and it still doesn't) one did just fine and the other was in such bad shape that it sounded like it wanted you to get off of it. Now there are two, but only one works. The stairmaster is damaged and clunks horribly when you use it. The exercise bikes are outdated. The exercise machines are effective, but marginal at best in terms of quality. The free weights are the most unsafe, unmaintained, unorganized pieces of equipment I have ever laid my eyes on. A literal POS. No rack, just old rusty dumbells. One dumbell broke while it was in my hand. No kidding, the end of the dumbell simply broke from the handle. I'm glad it wasn't over my head at the time. The size of the room is impressive, but completly underutilized and mismanaged.
I recommend that someone who is interested in living here, take a LONG hard look at it before signing anything. The area is nice, but you can get better quality at the same price at other properties, Arcadia being one of them. I plan on moving back there once this lease is up.

I've heard bad things about Arcadia too. So far, I've narrowed my search down to Cambridge and Monte Vista (formerly known as Villa Dorado). Every place I've come across has had numerous bad reviews.
