Rent is way too high here!

Carmel Summit apartments are very nice, but the rent just keeps going up every six months, which is why we finally moved. The maintenance people are friendly and professional, and we like the office staff and their wild parties. But the off-site property owners love to give everyone a 6 month lease at move in, and then purposely won't renew it until the summer peak season. Then, the rent gets jacked up $50 or more just like clockwork! Six months ago, this was tolerated because the housing market created a supply shortage in San Diego and units were expensive everywhere; However, the neighboring apartments that we looked at recently, have inventory available right now for hundreds less, and many are even offering move-in specials. Don't take my word for it (or beleive the responses posted by staff members posing as happy renters) Just check it out for yourself... We looked at La Serena for $1480/mth with free water included, Reflections at $1495/mth (with individually billed water), and Carmel Terrace at $1510/mth right next door. Oh get this, Carmel Summit also charges us $77/month on top of the rent for water even if we are out of town and don't use a drop. It is outragous that we use actually use $29-$45 in water, and then our landlord and their billing company (AUM) pocket the rest. Also, three years ago when we moved in, I stuck my hand in the pool and the jacuzzi, and the was cold. I asked why, and was told that the heater was being repaired. Three years later, the water is still cold. Maybe the office staff discourages people from using the pool because it is stuck right up against the office window. On the upside, parking is good during the week, but on the weekends you may have to park down the street. On the downside, the security gates are a joke, and burned out exterior lights never seem to get fixed. Cars get keyed or broken into, and the so-called gym has one treadmill that isn't maintained and always seems to be covered with sweat. The buildings have a defect that allow the upstairs apartment balconies to flood when it rains, and then water pours through the walls and into the downstairs apartments. Carmel Summit is happy to fix the walls, but they won't take responsibility for replacing your damaged property. Also, there are many many many annoying rules in the move-in contract. If you take the tour, the model doesn't look anything like the real apartments, so always ask to see the actual unit before you sign, and come back after hours to talk with the residents.
