Sweet as pie when checking the place out.(9th AVE Cortez apartments) Since we moved into our complex,we have encountered various problems. (all in the first three weeks) Many of which either seem to be getting ignored or being dealt with poorly. We have called, wrote letters. Heard nothing back, nothing was sorted.
Since we have moved in, there has been no screen on the front window. (which we requested) And when finally someone came out, 2 large screens were left at the front door with instructions telling us to place the two screens together and make one big screen. Being desprate, we tried and the screens are too large for the window.
Also, a slate (again the front window) found broken has not been repaired. Again, someone came out, they did not replace the slate, but turned the broken piece to the opposite end, leaving the slate loose. This making it very easy for anyone to break in. Not having a screen or proper windows, we have gnats getting into the apartment on warm days infesting our kitchen and livingroom area. We again reported this, our landlady said she will get this sorted, and never did.
We have problems with homeless people urinating on the building, back gate is always unlocked and left wide open, lack of lighting, the call box is not working,walls are thin so you can hear everything that is going on in the next apartment (even snoring).
The few neighbors we have met in the complex are a delight, but it's not worth the hassle.

Awsome urban location! Close to the Gaslamp, Balboa Park, public trasport, walking distance to shops,restaurants, Petco Park, Hillcrest & Little Italy.
Was also given the OK to paint the apartment studio any color we wanted (but black). Most importantly, this place allows dog of ANY size.(along with all other pets!)
Living in San Diego is expensive. But found Cortez Hill Apartments affordable and close to all!
The downside to things. There's a lack of communication with the landlord, maintenance is done on the cheap, carpents are steam cleaned when tenant moves out- not replaced (I found myself itching within the month I was living there), the plumbing is a mess (our toilet,shower and sink gets backed up often), there's loud construction starting at 7am six days a week, the walls are thin- so quite often you can hear the television go on, talking, 'bedroom'activities, if you are a non-smoker- living here could be a problem since most everyone smokes- you will always get a wiff of it in your apartment, we had bits of our wall falling apart (one month later no repairs!), rarely the complex is kept clean, no one to keep up with the landscaping, gates are left open, most of the time the complex smells of urine, etc.
The complex is ideal for people who work in the downtown area & students.

I agree with what the two reviews, so I don't have much more to add. Great place to be especially if you love the night life OR if you work in downtown. Rent is cheap $750. But you are getting what you pay for. If you are looking to save money, you must be ready to give up peace of mind if you want to move into this place. I do NOT recommend Cortez Hill Apartments for ANYONE! Total waste of money!!
