Overpriced, Plumbing Problems, Terrible Maintenance

This review ended up being much longer than I intended so here's a quick overview in case you don't want to read the whole thing:
1. Terrible plumbing problems
2. Impossible to receive timely response from maintenance staff
3. Don't live here if you need a toilet that flushes reliably
4. Don't live here if you need hot running water in the shower
5. Just don't live here. Trust me.
I would highly recommend to any person considering this apartment complex to stay as far far away from El Dorado Hills as possible. I chose to live here mainly due to the location (Tierrasanta) and the square footage in the unit. My husband and I started running into problems from the first day we moved in.
The day of our move-in, the toilet would not flush and we were without a working toilet for the weekend. In addition, we were given the incorrect key for the storage closet. The toilet was fixed only after several calls to the emergency maintenance line and the storage closet situation was not resolved for another month at least.
The next problem we ran into was that our bathroom ceiling started leaking. The maintenance crew came out to look at the problem and gouged a large hole in the ceiling so the water could drain (the water was obviously coming from the bathtub of the upstairs apartment). However, the maintenance staff was unable to figure out how to fix the leak and chose to leave the matter unresolved basically telling us to call them when the ceiling leaks again. Well, the ceiling would leak everytime the upstairs tenants would take a bath and time after time we called the maintenance staff. Very few times did anyone actually respond to come by the apartment to even attempt to track down the source of the leak. I didn't really mind the gouging hole so much as I did the fact that a stranger's dirty bathwater would straight down into my shower (often times while I was in the shower myself - it was disgusting). Eventually, after living with this problem for 5 months (yes, five months), the one helpful person that works at the office called in an outside plumber to look at the leak. The plumber located and corrected the source of the problem within 20 minutes. However, to this day, more than a month since the leak was fixed, the ceiling still has a giant hole. We have alerted maintenance 3 separate times about the problem and still have received no response.
We also had another problem with the toilet not flushing (it got to the point where we had to plunge the toilet every time one of us used it). Most recently, we had to go 2 weeks without hot water in the shower. Basically, the plumbing is an absolute nightmare and the inconvenience is doubled by the unresponsive maintenance staff.
Besides the plumbing, there are a few other issues I have with the complex. First, the parking is terrible. You have one assigned space. The staff assured us that finding an open unreserved second space in the parking lot would be no problem - which was a flat out lie. All the parking spaces are filled by 5:30 pm so if you have to work late, forget about having a parking space. Second, the mailboxes at the complex are a mess. For about a month, I was unable to get my mail delivered to my mailbox because the staff informed me that they were having security problems with the mail boxes allotted to my building. Instead, I had to drive to the post office and wait in line to receive my mail.
In conclusion, I want you to know that I honestly tried really hard to like my apartment. But there have been so many problems that I honestly considered taking legal action to get out of my lease. In the end, I'll probably end up just waiting it out, counting the days until my lease is up. I hope you benefit from my experience and choose to stay away from El Dorado Hills.
