It looks good, but the problems become clear! Stay away!

Breakdown:

Don't rent here, because they don't care - they say they do, but actions speak louder then words. The problems include:
Parking - terrible
Maintenance - horrible
Water - comes and goes at will
Property - disgusting and smelly
Greed - higher rent fewer amenities

Detail:

For almost three years my husband and I have lived at El Dorado Hills. The reasons we are still here are 1) they allow pets and we have a dog and cat, 2) the location is ideal for where we work and 3) the rental rate for the square footage was pretty good. BUT...

Since we came we have seen the property tumble quickly downhill. Our rent has increased substantially each year at renewal time without any improvement in the value of the property. Here are some major problems with El Dorado Hills:

1) Parking: An absolute nightmare! For one, your space will be a good distance from your actual apartment...hauling groceries is a chore. The space itself is just at regulation size...and one one side of every space are huge metal poles that many cars have been damaged upon. When your parking neighbors are all home it can take 15 minutes and two people to pull into your space in order to avoid smashing their car and yours! On top of that, management does not regulate who is parked in the "unassigned" larger spots and do not enforce a towing policy for interlopers. People in the complex will park campers and motorcycles in the few large spaces and leave them for weeks. Many of those parked in the good spaces do not have parking passes for the complex.

2) Maintenance. HORRIBLE! The maintenance guys are nice enough, when they show up. Our dishwasher wouldn't drain leaving standing water. It took 4 days and 8 calls to the office to get them to fix the problem. Our shower broke and it took 4 days to fix only after I called every hour to tell them "Nope, he hasn't shown up yet." I am still waiting for a non-emergent work order to be completed and it has been two weeks!

3) Water. The property has four large water heaters for all apartments. Each unit does not have an individual water heater. Therefore, if something goes wrong with the heaters they shut off the water to all apartments...without warning! One morning on my hike to my car, a woman came out of her apartment obviously straight from the shower to yell at the maintenance men and find out when the water was going to be turned back on! Not good for people with babies!

Side note: This past year the office began using a voicemail system for phone calls. Unless you are lucky and someone happens to pick up, you have to leave a message and hope they call back - which they do only about 10% of the time.

4) Property. The common areas are poorly maintained. First of all, some wonderful neighbor is dumping cat litter in the planter right beside my building. After calling numerous times to have maintenance clean it up, my husband did it himself. Only to have the neighbor do it again. It is infuriating and the office says "No problem. That's horrible. We'll get it cleaned up." And it has been there for months..the pile getting larger. The sad thing is is that maintenance walks the property - occasionally - they just chose not to see. In addition, in three years the management company has never cleaned the outside windows - the grim is disgusting - or cleaned our entrance way. After the fires we were promised that they would get it all cleaned up, but the black ash is still all over. We can't touch the railing! One more thing...people are not required to clean up after their animals...the property is full of dog excriment!

5) Greed. The managment destroyed - this summer - the racquetball court in order to put in two apartment units. That was one of the reasons that we picked this place and it was gone...but rent still went up!

Do not rent here. The square footage is tempting, but it will come back to haunt you. I worked in property management for a number of years and I cannot believe the lack of response by the staff to tenants. It is deplorable!
