Now keep in mind that this is "La Jolla" and these people can be high meintenance themselves. I have lived here almost a year and like it. It's not great and it's not s dump. I have had my kitchen sink clog up twice. The first time, it was fixed within 30 minutes ans about an hour the 2nd time. My bathroom sink drain broke and that was replaced the same day. When my microwave took a dive, it was replaced in less than 2 days.The cabinets are original and not spectacular. But, they are not falling off the hinges either. They look ok.
When I moved in, I had new carpet, new bath and kitchen faucets and ok appliances. Some were old and some were newer. I have seen the maintenance guys installing a bunch of new appliances over the past few months for what that is worth.
The new manager has been doing a good job as far as I can tell. No problems on my end. I see him out on the community every few days walking here or there doiing whatever it is he does. I personally have not had problem that has required me to go to the office and speak with him. Tim often gets my rent and is always professional and says"Hi".
I used the pool often during the Summer and I know that it and the spa are cleaned regularly by a service. They are here 3 day a week at least. Very few kids there. Well, very few little kids. Plenty of college students making a mess at the BBQs' though. However, it is not a "party" community. I have never heard a loud drunken party here.
The new office and gym is almost done. I am told that it will have all new equipment, new televisions and a sound system. Believe it when I see it. It was ok before. They also claim they will have wi-fi at the office and pool area and a business center.
I have never had a problem with parking. As to the person that claims to have had a surf board stolen from their parking spot....WTF are you doing leaving that stuff in your spot in an area that is open to all resident with a key or remote to the gates'!
The lighting on the place is ok, but not great. I do hate the overgrown trees. They look nice during the day, but keep it dark at night. It's a nice place and I recommend it. Keep in mind the location and understand the rent is higher than let's say....santee.

I had my car stolen from under the 7015 building garage last month. This is the second car stolen from our family since we have lived here. We have also had 4 other breakins to our cars that involved replacing stereos, broken windows, etc.; thankfully I have insurance, but still have to pay $250.00 deductible each time. Every time I let the management know about the thefts/vandalisms, they just say they are sorry. I have repeatedly asked if they will hire a security guard at night to patrol the garages or at least install cameras and the answer is always, "We'll look into that..." Since we have lived here, our mailbox (and everyone else's mailbox) has been broken into at least three times as well. When I asked management if they could install cameras over there, their response was "We'll look into it." We eventually had to get a PO box at the post office two years ago as we couldn't risk our mail getting stolen another time (identity theft is a big problem in this country). In my opinion, the management here is completely inept.

You've got to be kidding. You're unqualified to speak on the issue at just one year of tenancy. Wait until your lease ends and rent rate gets reset. Your opinion will change drastically. Las Flores will give you a pamphlet called "The Cost of Moving" that's supposed to take some of the shock out of the $300 rent increase. At year three, they'll just raise it another $300 and smile without even bothering with the pamphlet. They've already made what I would call an unfair artificial profit and don't care a bit about complaints. It could be you. It could be another transient.
The cool thing about La Jolla Colony is that it's nearly ALL rentals. Sure, there are a few houses, condos, and town homes around, but a large percentage of those are rentals. There are plenty of large 200 rental complexes all around. There's plenty of competition yet Las Flores isn't competitive at all. How is that? Teaser rates. They bait suckers.

It took 60 days for them to fix my garage gate opener. They claim technical limits of the system only allowed for so many key fobs. Because they lost track of who had what, they reset all the codes. They didn't have room to re-add my key fob. I had to wait TWO MONTHS for a tenant to free up a code. No garage parking for me...
My downstairs neighbors had flooding issues. Maintenance was there for the first three or four months after I moved in. My opposite neighbor constantly complained about how long it took to repair her water heater closet. They tracked paint all the way up the stairs and through the carpet.

Pretty close to accurate. I've heard a party spill out with bizarre screaming - as though people were having a screaming contest. I've also had a tenant who pushed the music to 11. The walls would rattle and shake at midnight. We couldn't work out a deal ourselves and I was forced to resolve it through the office, which I hate doing.
Different neighbors liked grilling at midnight. They kept the sound down. But the smoke and the lighter fluid smell overwhelmed. We couldn't leave the windows open.

Parking is a problem but comes and goes. One tenant sold used cars out of the parking lot. I saw this husband/wife team park up to six vehicles at the time in two buildings. They would rotate vehicles as they sold them. They had working key fobs - not sure how they got them. We complained to management many times and were ignored. The problem only resolved itself after they were evicted for non-payment of rent. (That is, management could care less about parking problems but takes quick action on deadbeats not paying)
Other people cheat the garage doors by piggybacking through the gates, either by friends or strangers.
Each unit gets one reserved underground parking space which leaves quite a few extra guest spaces. In the past year, Las Flores began auctioning the underground guest parking spaces. Thankfully, at first no one bought in. Old tenants refused but new ones bought in. We lost 4 spaces. There's now a 6:00 pm dash to grab the remaining three spaces each evening.
